Tuscan farmhouse with great views of the Chianti hills, vineyards, olive orchards. Enjoy an authentic, affordable Tuscany experience an easy drive from Florence.

Casa San Vito has spectacular views of the peaceful countryside where vineyards abound in this majestic Chianti setting. The house was named after the tiny San Vito parish church that is nearby. The unpaved road that runs in front of the house is known as "San Vito di Sopra" (San Vito High Road) and the paved road below that leads to the turn off to the property is called "San Vito di Sotto" (San Vito Low Road).

Location

Casa Rossa is only 25 minutes south of Florence and 45 minutes to Siena. The nearest towns are San Casciano in Val di Pesa and Tavarnelle Val di Pesa, just a short drive away where you will find restaurants, grocery stores.

Exterior

The vineyards on property produce a lovely Chianti wine from the robust San Giovese, Malvasia, Trebbiano and Canaiolo grapes grown there. Additionally, the estate grows olives that are pressed into an excellent extra virgin olive oil.

Interior

On the ground floor set into cool stone walls is what was once the original barn, now converted into a loggia, or covered patio, which is essentially an outdoor living room in the summer. It is one flight of stairs to enter the villa.

The house has terracotta floors and original wooden ceiling beams. There are screens on the windows. The living room has a large working fireplace with comfortable seating, and a window that overlooks the property.

The villa does not have a swimming pool. Across the yard is Casa San Vito another vacation rental villa. Because of its proximity it`s very convenient for two families or friends that want togetherness but want their privacy too. The two houses are 30 meters (32 yards) apart, separated by a grass lawn.

Pobyt u Francesca w San Casciano był świetnym czasem wypoczynku i doskonałą bazą wypadową do zwiedzania Toskanii, zwłaszcza Florencji i Sieny. Przemiły gospodarz dbał o nasze samopoczucie i wszystko, czego potrzebowaliśmy. Dom posiadający przestrzeń i prywatność, jest wyposażony we wszystkie potrzebne sprzęty. Lokalizacja na szczycie wzniesienia zapewnia przecudowne widoki, w otoczeniu winnic i gajów oliwnych można poczuć prawdziwy klimat Toskanii. Serdecznie polecam, Elżbieta

Beautiful Tuscany countryside

by David S

This property is exactly as described in the listing. It's an updated, very well maintained, centuries old home in a lovely, quiet, peaceful spot in the beautiful Tuscany countryside - exactly what we'd hoped for. Welcoming host who helped us as needed, made restaurant recommendations, etc. Much appreciated. The location was great, making it very easy to take day trips (of 1 hour or less) to surrounding sites. We especially liked the close-by town of San Casciano in Val di Pesa, and all it had to offer. We strongly recommend this property to others!

Beautiful countryside home

by Rajesh Kumar

Pure countryside experience. Unfortunately for us it was a little cold in April when we visited. And local regulations do not allow more than 20°C temperature at home. It became a little too much for us to bear the cold. And that was the only negative. Awesome host. Eager to help with whatever you need. Location is perfect for visiting local vineyards if you have a car.

Fantastic Farmhouse in Chianti Region

by Robert Stamey

This was the perfect house for staying in the Chianti region south of Florence. It is centrally located for going to all of the amazing villages around Florence. The views from the house of the Tuscany hills are beyond compare. Our host was absolutely wonderful. He gave us excellent recommendations as to where to visit on our day trips and was most knowledgeable about the area. If you are staying anywhere in the area this is the place to be.

Ideal Tuscan getaway

by Jorge E

The house is perfect! At the top of a Tuscany hill, surrounded by olives trees on one side and grapes on the other, the house is big, spacious, cool, calm, quiet, and has all the necessary equipment. The views of the countryside are amazing at sunset. We booked it for a family vacation of 2 weeks in August. Even in the hot summer of August, the house stays cold and comfortable. Not further than 20/40 minutes from all the landmarks (Florence, San Gimignano, Colle du Val d’Elsa, Sienna…), it is the ideal Tuscan getaway. There are a lot of local producers of oil and wine in the nearby area. But most of all, our host was wonderful! He was available all the time to give us precious tips and help us in any capacity. So, if you are planning to discover the region with family or friends, this is the perfect house! Don’t miss it!

We are delighted to read about your wonderful Tuscan experience! The Italy Perfect Team.

Good Experience

by Bill and Anita Tuckerman

This was a two month stay, and the host Francesco was great, he was very responsive to our needs and questions. The property is well situated to visit the Tuscan area, near enough to Florence and Sienna and all in between. The farmhouse is no frills, but has most of the necessities, with the exception of air condition, so I would caution using the months we did, it was very hot in Tuscany when we visited, and without A/C, it became pretty unbearable for us. Not the fault of the property, and they did not advertise A/C, but know that without A/C in the summer months it may be uncomfortable.

We are so glad you enjoyed that fine location and the pleasant property.

FRANCESCO WAS THE BEST HOST WE HAVE HAD IN THE 22+ YEARS WE HAVE BEEN GONG TO ITALY. GREAT COUNTRY LIVING EXPERIENCE. GREAT WIFI. GREAT LOCATION BETWEEN FLORENCE AND SIENNA TO SEE A LOT OF TUSCANY. BUT YOU CAN\'T BE A TIMID DRIVER. GETS SOME USED TO DRIVING ON THOSE NARROW ROADS BUT THAT\'S WHAT MAKES THE EXPERIENCE MEMORABLE. I HIGHLY RECOMMEND THIS PLACE FOR ANYONE WHO WANTS TO EXPERIENCE REAL ITALIAN COUNTRY SIDE LIVING.

The house was clean with comfy beds and great bathrooms. The owner was great to work with and gave us lots of good tips on where to eat and find markets. The property is farther out of town than anticipated but an easy drive to Florence. It is on the wrong side of the mountain range for the Chainti Classical wine trail but we still found great wineries and wonderful food. If you like being in the countryside with the perfect Tuscan view you will love this property.

If you are looking for an authentic villa in the wine country this is it! Beautiful views, nice accommodations. Finding it the first time was a bit of a challenge since our flight was delayed and we didn’t arrive In Florence until 23:30. This property is best to find in the light , if possible. From here we visited Lucca, Volterra and San Gimignano. There were local villages where food and groceries were available. The owners were very responsive and ready to help.

The house is perfectly situated for a visit to Florence, Siena, or anywhere in between. It has a great selection of dishes and cooking dishes. Francesco was a very amiable host and had excellent suggestions. The house has very few neighbors and was very quiet. It is what I have imagined in a Tuscan home - on top of a hill in the middle of olive orchards and vineyards with great valley views. Due to its location and views, it is a few minutes away from shopping. Navi was very helpful for our visit - for shopping, sightseeing, and finding our way back.

We spent 5 days recently at Casa San Vito. The house was as described on line - no surprises! It is in a lovely hill town in Chianti, a short drive south of Florence. You definitely need a car for this area, and a very good, detailed map and GPS. Francesco was there to meet us when we arrived and was very welcoming. He provided lots of good information about things to do in the surrounding towns, including markets to visit, wineries nearby, and some great restaurants to try. I would not hesitate to recommend Italy Perfect to a friend. They had a great response time to my emails and one panicked phone call just before arrival at the Villa. Very friendly and professional group of people. [We are thrilled that you enjoyed your stay! Thank you for your great review! The Italy Perfect Team]

The property has a beautiful view of the wine country. Nice outside patio for eating ( we couldn't use because it rained almost every day we were there. The greeter was very responsive and helpful. The biggest negative is the property is 20 minutes on one lane roads away from the nearest town to get a coffee in the morning. Still an enjoyable stay as a base to visit Siena and some nice wineries in the area.

The accommodation was a spacious first floor apartment of a traditional Tuscan farmhouse. It has been sympathetically converted into a large airy Tuscan retreat with beautiful views from every aspect. All the bedrooms were furnished with beautiful traditional antique furniture. Terracotta tiling throughout All the beds were extremely comfortable. The bathrooms were modern and worked well . The kitchen served us very well and we cooked both inside and out, utilising outdoor seating, tables, sunbeds and umbrella. This was a lovely rural retreat reached via a country road with a very convenient small but well stocked local store/cafe/bar in nearby Romita. Francesco, the owner was attentive and responsive to any enquiry we had.

Casa San Vito Review

Casa San Vito was incredible! Views from every window were breathtaking. The grapes and olives growing everywhere! And a few fruit trees and herbs growing near the house were a nice touch! We even used some of the basil and rosemary. The house is well planned and squeaky clean. Francesco and his Mom made sure the house and yard were set-up for all 6 of us to enjoy the wonderful Tuscan mornings and sunsets. We invited Chefs of Tuscany to cook for us one evening and enjoyed our delightful repast in the yard. On several occasions, Francesco made reservations at the local restaurants and even found us a driver to take us to Siena for a day. The location was good for access to the highway SR2, while also close to many local wineries, cheese outlets and food stores that we could drive to. Our favorite restaurants were Fattoria Romita and La Fornace in Tavarnelle. I'm not sure why we didn't know about the Corzanello and Paterno winery a little further down via San Vito di Sopra but found out about it by Friday and had a tasting for breakfast! We enjoyed San Casciano too and Antica Fiaschetteria del Chianti. However, we would have liked a better idea of how to get to Florence with the cars. We really did not enjoy driving there. It helped to have a driver when we went to Siena. The kitchen allowed us to keep provisions (such as wine and cheese and proscuito) and re-heat leftovers. We ate breakfast there almost every day. The small store in Romita and the larger food coop in Tavarnelle provided a wide variety of foods. Espresso pots were plentiful but the American coffee pot needed to be specially requested and Francesco got it to us by Tuesday. No microwave or clothes drier took a bit of getting used to. No air conditioning....no worries. I wore socks and long pajamas one night. The rest were mostly breezy and cool, even though the days were fairly hot into the 90's. The screens and shutters were a good system for allowing air to flow while keeping the mosquitos out, but some of the screens were ripped, and the front door had no screen so this was a bit of a struggle. The road outside the house was not paved, and some dust would fly when cars went by causing a little dusting to end up in the adjacent rooms when the windows were opened. Although the rustic, country feeling had a few small downsides, they were nothing compared to the amazing beauty and closeness to nature. I felt very comfortable and very lucky to spend a week at beautiful Casa San Vito. I would definitely recommend it to anyone interested in experiencing a good taste of Tuscany. We stayed in Casa San Vito in mid-September for a week. We were welcomed by Mama who spoke no English, but somehow she taught us to use the washing machine, the dishwasher, the rolling screens, the oven, and the stove. She then made us an espresso so we could learn to use the espresso maker. It got even better after that! The house sits on a hill in the country with amazing views in all directions. Only a few minutes and an easy bus ride away from Florence, we did not have to fight the traffic. We spent quite a few days exploring the wineries in the Chianti region. We explored Volterra, San Gmignano, and even Pisa. The house was well equipped with three bedrooms, two baths, a wonderful country kitchen, and a living room. I happily endorse Casa San Vito as a great property.

Casa San Vito Review

by Bywaterplace
We flew into Florence and stayed the night. We then drove to San Casciano, did a little walking around then drove to Casa San Vito. For the average European I’m sure the road in front of the Casa was a typical country road but for someone from North America it was a not much above a farm lane. Partially paved in front of the houses, but the rest was rough gravel with rocks exposed. Not what we had envisioned. Driving at night back to the Casa was not for the faint of heart, or the typical North American driver. I must also mention that there was a cheese factory at the end of the lane, so there was a constant flow of traffic starting first thing in the morning and onto the night. Now having said that, we had a great experience at the Casa. We did our sightseeing in the morning and afternoon, picked up groceries on the way home and had terrific home made dinners. As a matter of fact we made friends with the guests staying in the Casa Rosa next door, meeting them for drinks after dinner and actually inviting them for one of our dinners. This is not an experience you will get staying in a B&B or a hotel. The casa was very clean, with a well appointed kitchen and even a charcoal grill on the premises. We had a table and chairs on the outdoor patio for the warm evenings and a nice sitting area in the house for the cooler evenings. The sitting area accommodated 6 people without any difficulties. The kitchen had a medium size fridge, gas stove, electric oven and even a dishwasher. The table easily accommodated 6 people. There was also a washing machine in the Casa should you need it. This was a great location for sightseeing, within driving distance of Siena, Greve, Radda, San Gimignano and Volterra. The Casa was located on a hill providing a lovely view of the vineyards and farms of the surrounding country side. A postcard picture view from any of the windows in the Casa. We wanted to experience Tuscany as a local not a tourist and we certainly got it….

Casa San Vito was the perfect place for our family while vacationing in the Tuscany region. Beautiful views. Private. Central location to Florence, Siena, San Gimingnano.... Our host, Francesco, was friendly, helpful with suggestions on sites to see and area festivals we could attend. Very accommodating when we had to check in earlier than the stated arrival time. Even though the weather was hot, the villa stayed cool and at night when the temperatures cooled, we opened all the windows (all had screens) and had a comfortable night's sleep. Our villa was spotlessly clean, plenty of room (we were 7 of us), nicely decorated. Had dinner out on our patio and took in the rolling hills and vineyards. Absolutely beautiful!

Well if you are looking for that "Under the Tuscan Sun" moment, you have arrived at the perfect villa. Located 1/2 way between Florence & Siena, it was the perfect place to be able to discover all parts of Tuscany, all within an hour usually of our "home".Upon being greeted by "Mama", who spoke only Italian, she was so delightful and full of animation as she threw open the shutters letting in the sunshine and watching as our mouths dropped open at the utter charm and delight we found with this place. Decorated in Tuscan colors, each room is large and inviting, but the kitchen is where we spent most of our time gathered for the evening meal with lots of wine, good food from the local markets, and a view from the window overlooking the hills of Tuscany. Each room had an incredible view, even the bathrooms, but the best was sitting on the window sills each evening as the sun set over the Tuscan hills giving us breathtaking visions of the countryside. We couldn't have asked for a nicer landlord than Francesco, who was just as charming and delightful and full of the same energy as his mother. He was so informative with where the markets were, great ideas for little side trips, good restaurants, even where a good butcher was. His English is excellent but his pride in his place is evident in how well maintained, decorated, and welcoming his "home" was. My two married daughters and their husbands joined us on this trip and we ALL came away with the same thought, that this was our best vacation, living the life "under the Tuscan sun", and enjoying all that is so beautiful about Italy - the people, the food, the wines, the markets, the history, the cathedrals, the fortified towns, the gelato, the cappuccinos, the festivals, the wine route and winetasting at castellos, the frescoes, the biscottis, the pasta, in short everything in Italy. We thank Francesco for allowing us to live like the Italians for our month in his beautiful home in the countryside. Anyone who chooses to stay here, will be as happy as we were and come away with the feeling of La Dolce Vita. Grazie milles & Ciao!!

My husband and I rented the house for a month. We wanted the feeling of "living" in Italy and this house was perfect. Several friends came to stay with us for varying times and we all had a wonderful time. The kitchen is big, we cooked most nights we were there. The family that owns the house was very helpful and accommodating. We were there in time for the grape harvest, which was pretty fascinating. The house is literally in the middle of grape vineyards and olive tree orchards. The house is very comfortable, and I can't wait for another opportunity to go back! Would recommend this property to anyone wanting to "Live" in Italy. You must have a car! The property is near Florence and Siena, and the center of Tuscan wineries, but impossible to navigate without a personal vehicle.

Francesco has used his skills as an architect to completely remodel the three bedroom, two bath villa. It is well designed, clean and comfortable. And Francesco and his mother were very helpful in welcoming us and getting us oriented. We explored small towns near San Romita with their wonderful outdoor restaurants, convenient grocery stores, and interesting shops. We found all of Francesco's suggested restaurants to be excellent. The villa is perfectly situated to explore Tuscany. We traveled on different days the relatively short distances to Senna, Florence, and to Pisa and the coast, and took time to see some of the local towns. I definitely hope to go back to this wonderful villa and recommend it to others.

We loved our stay in Casa San Vito! I would use Italy Perfect again, they were the easiest of the places we stayed and had the most helpful information. The Casa was just like all the photos, we loved looking out over the rolling hillsides and olive and grape trees. Francesco welcomed us late afternoon and gave us information on close by restaurants, things to do, etc. We were welcomed with a bottle of wine and olive oil from their vineyard and olive grove, what a nice surprise and thoughtful gift. We loved having our coffee in the morning on the patio. We will return! Thank you Francesco and Franca for making our stay just perfect. It is 'Italy Perfect’.

We loved this apartment. Perfect for the five of us and we needed the relaxation after 'getting lost' in Venice and Rome. Francesco welcomed us late afternoon and gave us information on close by restaurants, things to do, etc. His mother doesn't speak English but tried to help give directions to the cities we wanted to visit. We were welcomed with a bottle of wine and olive oil from their vineyard and olive grove, what a nice surprise and thoughtful gift. We loved watching the hot air balloons fly over the beautiful countryside and have our coffee in the morning on our patio. We will return! This only let's me give a 5 Star but if it went to 10 Star, it would deserve that. We all loved it! Thank you Francesco and Franca for making our stay just perfect. It is 'Italy Perfect'.

My family (4 adults and 2 children, 8 and 9) spent a lovely 5 days in this beautifully decorated and outfitted house on a Tuscan hilltop. The owner Francesco went out of his way to greet us, teach us how the house and its appliances worked, and give us information on nearby towns and the #37 bus to Florence. (15 min drive and 45 min bus trip.) You definitely need a car, which you can then drive to several nearby towns: San Casciano, San Gimignano, Volterra, Colle, Tavernelle, Sienna. There were also several wineries nearby and our kids loved walking through the olive tree orchards, past vineyards and ran and rolled down a wide expanse of grassy hillside. Lisa and Pat of ItalyPerfect were terrific in arranging our visit; they were helpful to the last detail and always reachable...both before and during our visit.

Our accommodations at Casa San Vito were wonderful. The location in the Tuscany countryside was more than I imagined; quiet, with spectacular views of the Tuscany countryside. The home was fully furnished, including fresh flowers – a lovely touch! Our hosts, Francesco and his family, greeted us and were so very accommodating, sharing information on local restaurants, markets and wineries. Mama walked through the home with us, ensuring that we were comfortable and had everything we needed. The views from this property are breathtaking. Prior to our arrival, we had spent a week in Rome, then Florence. What a blessing to finish our trip at Casa San Vito – an opportunity to relax and enjoy the beauty of Italy. We are already planning another trip to Italy – hopefully in 2015 – and will certainly return to Casa San Vito. The location, 25 minutes from Florence, was perfect! There is even a local bus outside the villa that goes into Florence daily, for those who do not wish to drive. Surrounding area is beautiful, relaxing. Plenty of wineries (our visit to Antinori Winery was particularly memorable) and local restaurants to explore. Our Italy Perfect rep, Lisa Byrne, was so responsive and provided much needed information about Italy, Tuscany and helped to set expectations for the trip.Every question I had (and even questions I did not think to ask) were covered in the Italy Perfect online guidebook.I arrived 100% ready to relax.

Found the villa to be quite delightful and comfortable for 2 couples. It is no fancy but very clean and beautifully situated in a peaceful spot with beautiful sunrises and sunsets. We especially enjoyed touring the small hill towns but were able to visit all the bigger towns and still get home by dark on any given day.Our hosts , especially Franca (who spoke no English but managed to communicate very well with all our gestures ) was ever so sweet picking apples for us and inviting us for wine tasting in the villa next door where they make a small quantity of wine and olive oil. It was the perfect time of the year overall to go late Sept. when the larger vineyards were harvesting. We woke up to the strong smell of grapes in the air and watched the larger estates harvest with the machines and by hand. Thanks to the long list of suggestions from italy Perfect and Francesco, we had no shortage of great places to eat. It takes patience to find places even with the GPS (which we strongly rec) but by the end of the week we were pros.Loved the areas, the people and the ambiance. Great experience! Would certainly recommend Italy Perfect as a first class site!

Our stay here was fantastic. Casa San Vito sits atop a hill with an olive grove on one side and a vineyard on the other. It's really beautiful. One of my favorite memories is walking through the vineyard and olive grove on an evening we were home early. You will love it. We came in late June and needed no fans due to the breeze coming in the windows. It's just close enough to all our favorites: Florence, Sienna, Sam Gimignano, Volterra, Orvietto. We also found a sandy beach a few miles north of Livorno (rent beach chairs!). It's a great place to stay. Our teenagers loved it. We loved it. It was great for our family. We had such an excellent time. Francesco is super helpful with any questions, recommended restaurants (la fattoria was close & yummy!), coffee shop, pastry shop, grocery, anything you need. We really recommend staying here.

Located on a working vineyard about 20 miles south of Florence, this very clean, well maintained and equipped villa provides wonderful views of its surroundings. The house has a large patio, 3 bedrooms, kitchen, 2 baths and living room off of a long central hallway. Everything is tile, stone and stucco. Great alternative to the noise and congestion of Florence, with great restaurants only a few miles away, especially the outdoor dining at La Fattoria. Rural location and need for access to grocery store make a car mandatory. Also, 2nd story entrance may be a problem for anyone with mobility issues. No A/C, but none was needed with refreshing breezes throughout the day and night during our late June-early July visit. All things considered, an experience worth repeating.

When you see pictures of Tuscany, with the rolling hills lined with Cypress tress, vineyards and olive orchards, you can place these villas right in the middle of that picture. If you're the adventurous type that wants to get away from the city, this is the ideal location. We stayed in Casa San Vito, which was wonderful, so I imagine Casa Rossa is just as nice. In fact, we were a bit envious of the deck on Casa Rossa and the views you must have from it. Francesco is wonderful, speaks great English, and provides great advice on everything from directions to dining. And his mother, who doesn't speak English is very friendly and a lifesaver when we locked ourselves out of the villa one night. Make sure you gather supplies, such as groceries on your way, as it is some distance to the stores. Although there is a mini market in the town of Romita, which is very close.

The stay at Casa San Vito just could not have been more pleasant!  It was beyond my expectation, to be honest. Casa San Vito was great and Francesco & family lovely and helpful. Car a necessity. Recommend some warm clothes as it was a rainy fall & we were out so much never got to open shutters during the warm days & house was cool at night. We had Graziella come in to cook for us - outstanding evening, Verrazzano executive winery tour a definite highlight, buying cheese at Tavernelle Thursday market & having dinner at casa one of our favorite meals. San Gimignano, Montalcino, Montepulciano - all great towns but very hilly so consider in your planning. A GPS would be very helpful - we didn't and got lost everywhere we went which sometimes brought us to unexpected finds. We all had a great time and wish we could have stayed another week. Would definitely recommend Italy Perfect.

We were extremely happy with all the amenities that the home provided, and if we were to return to the Tuscany Region, we would definitely stay here again. Very homely. Casa San Vito is a comfortable villa situated among olive groves and grape vineyards. The three-bedroom home is very comfortable and accommodates luxuriating at the house or taking excursions to nearby gems of villages and historic sites, including a beautiful but relatively unknown piece of Americana only ten minutes away, the American Cemetery from WWII. Francesco and his mother, the owners, are very kind, and we were welcomed with fresh roses and a complimentary bottle of Chianti. This group of four toured Florence, Viareggio, Lucca, Siena, local villages and towns like San Casciano and Romita. A highlight was a day in Cortona. Venturing out from Casa San Vito is quite easy, but we do recommend a GPS devise programmed with Italian roads. That device was a salvation. Maria at the Mini-Market in Romita is delightful. She often helps guests with directions and recommendations of sites to see and directions. And she makes a great espresso and cappuccino. That is the closest market to the villa. We enlisted a chef to come to our home to prepare dinner one evening. The price was quite reasonable and the food delicious. Chefintuscany.com, the website of Graziella the chef, is easy to follow. Graziella also shares her recipes once the meal is finished. That experience was a highlight. Book ahead of arrival. The Coop grocery store in San Casciano is a must. We stocked up on food items and made a number of stops there. The outdoor market in San Casciano is on Thursday. We recommend getting there early, for the market closes at 1 and the vendors begin packing their goods around 12:30. Overall, we had a wonderful experience and highly recommend Casa San Vito. Who knows? We may return for another wonderful experience in Tuscany.

Our family of four stayed at Casa San Vito in the hills near Florence and it was wonderful. The house is nicer than the photos. The rooms are spacious and well appointed. The kitchen is very functional (although the refrigerator is too cold and your milk will freeze) and we cooked a number of dinners there. The countryside is beautiful and the owners are delightful. Francesco (who speaks English very well) greeted us warmly and was very responsive if we had any issues (the house ran out of gas one night and he had the problem handled early the next morning). His mother, Franca does not speak any English, but she greeted us at our arrival with a bottle of their family olive oil and one of their own wine, which was lovely. I highly recommend this if you want to enjoy the Chianti hills. We had a very nice dinner at The Fattoria (a restaurant recommended by Francesco) nearby and were pleased to find the bus into Florence very convenient. The house is well situated for touring the whole of Tuscany.

Here's just a small sampling of why Casa San Vito and its owners exceeded our expectations: *Lovely villa with modern appliances and beautiful furnishings *Beautiful vistas and enchanting olive and grape groves *Fine linens and more than enough dishes, towels, pots and pans for 7 of us to live and cook there for a week comfortably *The greatest asset had to be Francesco. His helpful and warm demeanor made us feel like he was our friend, not just our landlord for a week. He went out of his way to make our stay comfortable and pleasant. He was easy to reach when we had a problem (like me accidentally pushing the wrong buttons and turning our heat off) and eager to help us out in anyway he could (escorting us on a late night pizza run).

We had the time of our lives in Casa San Vito in Tuscany. The Villa is beautiful and comfortable. It was very clean and had everything we needed. Its surrondings are just expectacular and the views from our bedroom window just priceless. We usted the Villa as our homebase and had day trips to the nearby towns; Florence is only 20 minutes away. We also explored Pisa, Luca, Sienna, San Gimigniano, Montepulciano, bagno San Filippi and many other charming towns. Francesco and his mother Franca were very welcoming and kind. Francesco had a wonderful gesture towards my family. We usted 3 other rental agencies for our 3 week vacation and Lisa at Italy Perfect was by far the most professional of all. She was on top of every single detail, from sending reminders to making sure our expectations were met. Rest asure that by using Italy Perfect you will get your the best of the best and most importantly, peace of mind.

The service was good. We were met within 45 minutes of arriving. Everything was clean and tidy, the appliances worked and the kitchen was well equipped. The location was perfect. Easy day trip to Florence and/or Sienna, and to the ancient town of Volterra. We rented and rode bikes west of San Casciano on another day. The grocery store in San Casciano was well-stocked and enabled us to have lots of flexibility with our meals. The house was quiet and and surrounded by beautiful countryside views. Although it was hot, the screens and windows allowed a nice breeze through the house in the afternoon and evening. One negative was that the window screen in the master bedroom was broken and could not be fixed during our stay, so we had to keep that window closed to keep the mosquitos out. Overall, as a result of our stay here, I feel my family and I have a good knowledge and understanding of Tuscany. Thank you for being our valued guest. We are so happy you had a good stay. Sorry about the window screen, it was broken by another guest just prior to your stay. Given the short turnaround time, the new one on order had not yet arrived. It has now been replaced.

We enjoyed our stay at Casa San Vito a geat deal. The house was beautifully restored, clean and comfortable for 6 adults (friends). The beds were all very cozy with down comforters and pressed sheets. Francesco and his mother were very friendly and helpful. Location is a little off the beaten trail but with the little grocery down the lane you could access everything you might need. It is a great location for driving to places in Tuscany which we did every day. We left suggestions in the guestbook at the villa. A suggestion for October stays - have wood available for the fireplace. We managed with a small saw we found. Thank-you, Lisa, for the friendly, efficient correspondance. Your info package is excellent and we referred to it often. I hope we will be checking with you in the future because we would love to return to Italy. We thoroughly enjoyed our stay at Casa San Vito. We chose this villa because of its central location and the fact that it had three bedrooms as we were three couples traveling together. Italy Perfect was very helpful and provided good information for our stay in Italy and at Casa San Vito. Any time I had a question, it was answered promptly. The directions to the villa were helpful but I recommend the use of a GPS when traveling in Italy. We were warmly welcomed by the owners of the property. While Franca and Julio do not speak English, their charming son Francisco did and was always available to answer our questions. We visited the villa during the last of the wine picking and crush and were given a tour of the family winery and even some barrel tasting. The house itself was nicely furnished and very comfortable. It was always nice to come back after a day of exploring to enjoy peaceful evenings in front of the fire. The vistas and surrounding hills are lovely although we wish there had been an upper deck to sit and enjoy the scenery. There is, however, a nice patio with barbecue. We enjoyed reading the guest book and comments there at the property and found that information to be very informative. There were also baskets full of maps, travel books and menus from nearby restaurants for us to use. Curiously not mentioned anywhere was a lovely Fattoria just on down the gravel road, maybe a twenty minute walk from the villa. Fattoria Corzano e Paterno makes cheese and wine and there is a lovely tasting room. The central location of Casa San Vito was wonderful. It was very easy to travel to Florence, Sienna and many other Tuscan towns. It was also just pleasant to stay at the villa and enjoy the beautiful scenery and serenity of the Tuscan hills.

Casa San Vito was the upper floor of a two-level building, with the lower level being for storage and possibly winemaking. It was clean, functional, reasonable value, and the lack of air conditioning wasn't a problem as it stayed cool and there was a fan. The location was quite good - a few minutes drive on a paved road from the village of Romita, and only several hundred metres in on a gravel road. The only drawback is that it wasn't designed to enable you to enjoy a view of the vineyards; there is no balcony and the ground level patio is between two adjacent villas. The service from the family and ItalyPerfect was very good.

We enjoyed Casa San Vito very much. The house is very comfortable and there were only a few very minor issues to dealt with (the halogen ceiling track lights are too hot for the dimmer and circuitry to handle so they sometimes burned out or went off and on. Francesco, the owner's very helpful son, tried to remedy this problem but the lighting issue has to be retooled to be effective.) The views were unbelievably beautiful. We found this house very comfortable for 4 people and there was even a small extra bedroom for one or two more guests (perhaps children.) All the furniture is fine, not fancy but very adequate. The kitchen was well enough equipped for simple meals. The bed linens were very pleasant(changed weekly)and the bathrooms are more than adequate. The house was spotless. Here are the things to be aware of: The road to the cottage is dirt and rocks so be careful with a low standing vehicle. Your undercarriage will be hit.Often. You need to be prepared to drive quite a ways to the Co-op[grocery store] in San Casciano or Tavernelle. But you will find them to be outstanding supermarkets. We loved the mini mart in nearby La Romita which met many immediate needs. Driving in Tuscany can be hair raising and their poor road signs added to our sometime frustration. A GPS is very helpful. But if you like hair pin turns on mountain roads with gorgeous views you will be in heaven. Italy Perfect was fine to deal with although they really did not give any written instructions about using the television when we wanted occasionally to get the English language news. This would be easy to amend if they chose to improve that services. There are bees and gnats on the patio bring insect repellent. Now that I have listed the problems, let me say that the cheerfulness of the owners made up for some of these deficiencies. They were a wonderful family whom we thoroughly enjoyed. We had a lovely stay at Casa San Vito. The location proved to be very convenient to Florence, the Chianti region and Sienna. We did a fair amount of cooking at the house, and the kitchen was more than edequate, with plenty of space, cooking utensils and dishes available. The outdoor table and chairs were the perfect setting to enojoy our feasts with wine we had aquired on our daily visits to the surrounding area. One of our favorite activities was a cooking school in Florence and visiting all the various small towns and vineyards in Chianti. Although it was very warm in Italy the week we were there, the temperature at the house was considerably cooler with it's hill top location and breeze. Fans were provided for our bedrooms. Overall, we had a great week and very good experience with Italy Perfect and Casa San Vito. We would definitely use this service again.

Visiting Tuscany is always a great pleasure but having the opportunity to live in an original farmhouse such as Casa San Vito for a week made the trip to this region truly memorable. The house was charming because it was so well kept, spotless and filled with family heirlooms. One could sense immediately the pride that Francesco, Franca and Julio took in this home. Everything possible was done to make us comfortable and it was marvelous to have so much space. Our trip was enhanced by the personal touches such as gifts of wine from the family winery. The grapes were growing just outside our windows, so we knew exactly where the wine came from! Casa San Vito is central to the Chianti Road, Siena, Volterra, San Gimignano and Florence. We had a wonderful time exploring the neighbourhood as well as the countryside and were rewarded with magnificent views of this amazing country. The views for the framhouse were breathtaking. Franca and Francesco were always willing to give directions and advice on where to go and what to see. Their recommendations provided us with opportunities to see and do things we would not have done on our own. We were fortunate to dine at La Tenda Rossa in Cerbaia and the food was extraordinary. A trip to Radda in Chianti and the town of San Casciano is well worth the time. July is very hot in Italy, but despite the heat, Casa San Vito remained very cool and the large windows which provided a cross draft helped to keep us cool! I would recommend Casa San Vito to anyone who wishes to see Tuscany in a very different way; like a local instead of a tourist. I hope to return again in the near future. An amazing holiday!

Thank you for all of your help. From Lisa at Italy Perfect (reservation and information), Francesco and his Mother (owners and hosts), location, price (2 families shared the cost), true TuscanyChianti feel, to proximity to Siena/Florence, if you want to get the feeling that you are an Italian vineyard and olive orchard owner, choose this for your next Italian getaway! You become part of it and it becomes part of you during your stay! We had a vehicle and would recommend it as a drive around the surrounding countryside visiting some of the small towns along the way is very rewarding and the trip to Siena/Florence is not that far! The driving is easy in the country compared to the need to use public transportation in Rome/Venice. You can relax at Casa San Vito, or head out for many an adventure, great food, and of course, a Gelato a day! Our weather was mid 80's w/some showers. Heat could be an issue, but wasn't for us. If you need luxury, this might not be your destination, but for a warm and accommodating location on a hillside overlooking the Chianti region seriously consider Casa San Vito!

We just got back from Italy.  We were very happy with our accommodations in Rome and in Tuscany. At Casa San Vito we enjoyed meeting Francesco and his family. The house was perfect and of course we loved Tuscany. I have told numerous people about your website and recommended accommodations.  Hopefully we can do it again sometime perhaps in Paris.

Casa San Vito Review

Casa San Vito was beautiful, nestled in very scenic surroundings. Only 5 minutes from the highway, we were able to travel to all the nearby areas (after we figured out the road signs). The webpage doesn't do it justice; the villa was much nicer in person. The rooms were large and clean, the villa was nicely decorated with antique furniture, and the host was very friendly and helpful. The view was outstanding!!

Casa San Vito Review

by Joe & Barb Rosario
We enjoyed our entire time in Italy, but we'd have to say that the time we spent at Casa San Vita in Tuscany was our favorite! The Casa is perfectly located for day trips to the amazing hill towns in the region. We loved our morning coffee on the patio with those beautiful views and eating dinner in the warm, cozy kitchen. It was a joy to come home in the evening, open the shutters and let in the views and the fresh air! Francesco and Franca were wonderful - we enjoyed our tour of the Cantina and their gifts of wine and olive oil. The little grocery store in Romita was great - they have all of the basics and were very friendly and helpful. Overall, we thoroughly enjoyed Casa San Vito and we hope to return for a longer visit!

Casa San Vito Review

We found the location of Casa San Vito perfect for exploring Tuscany and beyond. The house was just as described, and Francesco and his family were very welcoming. It was very nice to come back to the peace and quiet of the villa after a day of sightseeing, yet we had wonderful access to the major roads for daytrips. We enjoyed going for walks right from the villa's door, which offered more of the amazing views also available in every direction from the villa itself. The villa was very clean and the kitchen was well equipped. We had no problem with the size of the refrigerator, and as we traveled with 2 small children, we certainly made use of it. The warm pastries at the mini-market in Romita are not to be missed.

WOW! Casa San Vito is a beautiful and comfy farmhouse that allowed us and my brother and sister-in-law to live a Tuscan lifetstyle that was filled with lots of laughter, wine and great food. To be able to pick fresh figs, apples, basil and rosemary right outside our door was super, and the views from every room was spectacular! Franca and family were wonderful to us, and made us feel right at home. We have used Italy Perfect before and they are simply PERFECT!

What a wonderful trip we had & Casa San Vito was a highlight. It so far exceeded our expectations and was clearly the best value of our trip. The villa was beautiful, charming, comfortable & spotless. The setting was right of "Under the Tuscan Sun".

We had a great time in Italy. We loved Tuscany. Casa San Vito was wonderful. The various family members there were friendly and helpful. It couldn't have been better -- well, maybe, if it hadn't rained so much. But that didn't slow us down. Our bottom line is that Claire and I would love to go back for another stay at San Vito. We cooked at home most nights and enjoyed living like the Italian families in the area. Thanks for setting this up for us. If you want to use us as a referral for someone to talk with about the Casa, we'd be glad to do that.

It was a lovely house in a lovely setting. We so enjoyed our stay. Francesco & his mother Franca who greeted us were absolutely charming. I wanted to tell you what a great time we had at Casa San Vito. The place was perfect, neat, clean, and had every amenity we could want. Even your EXCEEDINGLY THOROUGH directions. Instructions were really great, especially for the how-to-get-there directions. We would definitely stay there again. I hope we get the opportunity.

San Vito was in the perfect location, close enough to Florence and the surrounding countryside. We loved the place, and would recommend it to anyone.  As you had mentioned, Francesco and his family are very warm and friendly and welcoming. We even had a chance to help at the olive harvest, including taking the olives to the processing plant, seeing how the oil is made, and having our very own bottle of olive oil on our table the very next evening.

We really enjoyed our time at Casa San Vito, making day trips into Firenze and all the other spots we wanted to see. The home was pretty much as we expected/described on the website. We felt the location was ideal.  Even Pisa/Livorno were no more than 90 minute drives. Our weather was ideal, but in August, that's expected. As all other guests have remarked, the hosts are fabulous people... everything was great.

Casa San Vito was a highlight of our family's Italy vacation. The house is just as it is described on the website and it is a great value. We enjoyed getting to visit with Francesco and his parents who were extremely gracious and generous. The location is great for side trips: We went to Pisa, Viareggio (beach town), Carrara (marble quarries), San Gimignano, Siena, Volterra, and several Chianti wine towns. You can take a bus into Florence from a nearby village and avoid the hassle of driving in the city, a huge plus. Hanging out at the house and relaxing is equally enjoyable. The nearby town of San Casciano is a handy base for groceries, restaurants and shopping. We prepared dinner at home several nights, and had some great meals in the nearby restaurants. Our week and a half at San Vito exceeded our expectations. We'd love to return.

Casa San Vito is fabulous, as was our entire trip (15 days). Even the weather was perfect, only turning cold the day we left.  Francesco and his mother were most helpful. I will definitely recommend Casa San Vito and Casa Rossa. Your written materials were also great. We went to the MiniMart every morning for cappuccino and pastries and fell in love with Maria.  One member of our group wants to move to Romita and become Maria's apprentice.

We had a great time in Italy and the Villa was a treat. It was perfect home base for us and in such a beautiful area. Also, Francesco and his family are wonderful. They were so kind and helpful even when we could hardly communicate with words they were very patient as well. In fact the people throughout Italy were amazing. It was really a fun vacation and we saw as much as was humanly possible in our little time there. I think one of my favorite days though was the last day on the way home from San Gimignano when we decided to just stop by Certaldo. It wasn't in any of our travel books and yet what a great old town that really didn't seem to be so focused towards tourists. That was a wonderful way to end our Tuscan stay. And thank you for your helpful hints. The restaurants you recommended were all fantastic.

My friends and I have just returned from our trip, which included a week at Casa San Vito. We had a wonderful time. The house was very spacious and comfortable, and the location was terrific for day trips to see Tuscany. We also managed to slow down for a couple of days and just enjoy the surroundings, including the grape harvest that was in full swing. Franca spoiled us with fresh-baked grape tart, extra coverlets and an extra hair dryer (when she realized we were 6 women renting.) The family was very accommodating, considering how busy they were. We were sorry to leave. Thanks for representing such a great spot in Tuscany!

We just spent 10 days at Casa San Vito and from the time we walked in the door at the house, we all fell in love with Tuscany.  Francesco and Franca met us and our kitchen had fresh fruit, wine and olive oil.  We picked fresh fruit every day.  The first day we visited the market in Tavarnelle and stocked up with cheese, wine and all the wonderful Italian vegetables.  The location was a great place to be able to visit all the hill towns.  We were also privileged to be there during wine harvesting.  The day before we left, Franca brought us a grape cake that she just baked, a cake they make special during the harvest season.  Francesco visited a couple of times and he gave us a tour of the winery.  The house had every modern convenience and we all plan to return for a longer visit in the near future.

Casa San Vito Review

by Brian Sketch
The house & view, as you know, are just amazing. We went to Florence twice, Siena, Pisa etc. But my favorite part of the trip was always coming home to the villa. Probably unlike most people we ate in the villa every night. My daughter is a vegetarian, my son is a kid who won't eat anything so it's hard for us to go out to eat at the many fine places we saw. That was ok for me. It's rare that I get to sit down to dinner with my whole family, so as I said coming back to the villa was my favorite part. We would put the Italian TV on sometime & watch Lord of the Rings in Italian, but mostly they read or played cards at night as I would go thru my next day's guidebooks. Getting home at night around 7:00 every night just wasn't early enough for me. I was always trying to get back to the villa earlier. The views were great. Saw a couple beautiful sunsets from our windows. Went for a couple short walks down the gravel roads. I loved the thick walls, the cool tile floors, & I loved opening the shutters every morning. What beautiful views - from all four side of the house & that fresh smell. It was a big house yet very homey & comfortable.

We, together with 2 other couples, have just returned from spending a marvelous holiday at Casa San Vito in late October 2005. We could not have asked for more perfect accommodations while in Tuscany! The casa was equipped with every modern convenience we could ask for and our hosts, Francesco, Franca and Giulio were so welcoming! We were able to take day trips to Siena, Florence, San Gimignano and Montelupo; the restaurants and COOP markets in Tavarnelle and San Casciano were ideal! We especially enjoyed watching Francesco harvesting the olives from the surrounding grove one weekend. We look forward to returning to this delightful haven!

When we started planning our trip to Italy, I was thrilled to find out about Lisa Byrne and Italyperfect.com. One look at the website and I knew Casa San Vito was the perfect place for us to spend a week in Tuscany. Lisa was always responsive and available for any questions I had. The information packet Lisa provided includes a wealth of information as far as driving directions, tourist information, shopping, restaurants, etc. I kept the packet with me at all times, and even though we have been home for two weeks, I keep going back to look at it and think about things we will do on our next trip to Italy. Our next trip to Italy will start with Italyperfect.com.

The pictures accurately portray the beautiful interior and comfort of Casa San Vito, but cannot begin to do justice to the surrounding area. With a rental car we were close enough for day trips to Pisa, San Gimignano and as well as trips to Florence and the surrounding villages. The house itself is tucked away off the beaten path and surrounded by grapes and olives and meandering lanes for leisurely walks and all the time you need to relax in style. The locals were warm and helpful - the family of this charming spot are truly wonderful and seemed as happy for us to be there as we were. Being from California I have to express how comforting having Lisa at Italy Perfect so accessible when arranging all the details. Providing us with such good information and prompt answers to any and all of our questions proved to be invaluable. Someone was really smiling on us when we decided to book a vacation villa with Lisa and her Italian Family - with Italy Perfect and Casa San Vito.
