Well-equipped apartment in central location

This apartment is only a short (5 minute) walk from Piazza San Marco. That's great if you want to be close to the popular tourist destinations and transportation options. But, at least in August, this area was extremely crowded. Fortunately, at night the crowds thin out a bit, and the apartment is quiet. The kitchen is well-equipped, with electric tea pot, Nespresso and moka pot for making coffee, dishwasher, pots and pans, etc. But no microwave oven. The building has shared washing machines on the ground floor, but no dryers. The airconditioner units were really appreciated after a long day of walking the city. We enjoyed relaxing on the altana (rooftop terrace) and watching the gondolas and water taxis floating by below. One warning for other visitors: the checkout procedure requires leaving both key sets in the apartment, but you need a key to exit the ground floor lobby. So this probably required two persons: one to hold the front door open, and the other to leave the keys in the apt.

I could not have picked a more perfect place to stay in beautiful Venezia. Paola greeted me at the water taxi and escorted me to her lovely flat. She also walked me to the local grocery store so I could buy food for the week. The flat was location on a quiet side street blocks from the Piazza St. Marco, surrounded by amazing restaurants. The tasteful holiday apartment (on the fourth floor with elevator!) Is right in the middle of it all. 5 minutes by foot from St. Mark's Square and a supermarket, 10 minutes to the Rialto Bridge, 15 minutes to Fondamente Nove for trips to Murano, Burano etc. And then the wonderful view from the roof terrace of the surrounding roofs and towers - but also of the gondolas on the Channels. Andy and I had a wonderful time in Venice and want to thank you for your invaluable information and help in making our trip so successful. We really enjoyed our oasis from the huge crowds in San Marco- very conveniently located but above the fray! Rita Sartori is a fantastic guide and she introduced us to out of the way places that we would never have found on our own and of course to the well known treasures of Venice. We enjoyed our overnight at Dona Palace and loved going there in the early evening for a drink while watching the gondolas go by. Excellent location in the centre of San Marco. Too many other tourists but this apartment is a great way to get away from that if you want with a quiet roof terrace looking down on a busy bridge, canal junction and gondola stop. If you want to eat out best to go away from the main tourist area - a ten minute walk east will get you to much better restaurants - try Osteria a la Scuela - full of locals! Hotel Paganelli on the front by the man on a horse does great spaghetti carbonara perfect for brunch 🙂 If you want to eat in, there's a supermarket nearby. For fast food there's a good pasta takeaway (Dal Moro) around the corner - a little further is a good 24hr pizza shop that's cheap (look on Spadaria).The apartment has good air conditioning and mosquito nets on some windows but take mosquito repellent too. It's comfortable, looks good, is well equipped, has a lift, we loved it. Our greeter was brilliant - showed us where everything is and was very helpful. Take your time - we were there for nine days and still so much to come back for - do research before you visit! [We are delighted to hear that you enjoyed your stay! This is a lovely apartment for one or two people. It is well maintained, quiet, bright, and airy, with a beautiful little altana (rooftop terrace) reached by a few steps. The location is ideal, whether you want to join the crowds around the Piazza San Marco or explore quiet streets. Be sure to visit the Piazza before 9 a.m. and after 10 p.m., when you will have it mostly to yourselves. Also go to the quiet campo Santa Marina, a few minutes' walk from the apartment, for good Venetian-style dining at l'Osteria di Santa Marina and pastries and coffee at Didovich next door. Nearby you will find a Coop for food and supplies, and Al Portego, a bàcaro (bar with snacks) popular with locals and students. Paola is a perfect local contact, knowledgeable about all things Venetian, conscientious, and accessible. I highly recommend Italy Perfect--you really can't do better! The apartment was better than the photos; they were just an enticement, but then we were there -- very comfortable with all things provided and looking at the domes of San Marco from our balcony! The instructions from Italy Perfect were very helpful and the list of recommendations made us feel very welcome. Our stay was even more special and "perfect" thanks to Paola, our greeter. She was very gracious and caring, careful to explain everything about the apartment, and she kindly offered to be available at any time. We arrived in the evening and she had taken the trouble to get things for our breakfast. She showed us the nearest supermarket and helped us get oriented (so as not to get too lost)! And she gave us many tips that only those who live in Venice can give. On our second day, Venice had its worst flood in 40 years, and we would not have felt safe without Paola's help. There was also bad flooding the day we left, and she insisted on guiding us through wind and rain to the San Marco water bus stop.Of course, we had lovely days as well. Venice is beautiful beyond belief. We would love to return and stay in Serenata again. We will gladly recommend Italy Perfect to friends and family. We had six enjoyable, comfortable nights in the Serenata apartment. Everything was as advertised or better. We greatly enjoyed the terrace/deck that gave us a wonderfully entertaining view of two busy canals below. The apartment is in a modern, clean building in a bustling neighborhood. There is easy access to a grocery store and many cafes and restaurants. Despite its location near Piazza San Marco, the apartment is very quiet. We heard no noise once we closed the windows and the door to the deck. We were greeted by Paola. She was most hospitable and welcoming and gave us a thorough tour through the apartment, explaining everything in detail. She then took us on a walk to the supermarket and pointed out shops and restaurants. We had called her the day before we arrived and she gave us clear and explicit instructions as to where to meet her. She was prompt and did not keep us waiting. We couldn't have had a more worry-free arrival and departure. There was no uncertainty; Paola was right there when she said she'd be. Part of staying in Venice is the experience of wandering the streets and alleys and getting lost. That was mostly a pleasant experience, but we learned not to trust Google Maps to get us to our destination. It's a good idea to have a paper map to compare with what's on your phone. We would wholeheartedly recommend this apartment, and we are grateful to Paola for her gracious welcome and her thorough explanations of the apartment and the neighborhood. The Sereneta is a charming apt, with all the modern conveniences but still with venitian decor and views. The rooftop terrace is wonderful, a lovely place for a morning coffee or afternoon glass of wine. Even the garbage barge or dhl delivery boat are quaint, illustrating how venitians cope with modern day life. The location was good, not far from the grand canal and st marks but away from the noise. Grocery stores, cheese shops and places to buy wine were nearby. We went to several cities in Italy, and Venice was the highlight of our stay. Perhaps Italy Perfect could reserve a water taxi in advance, making getting to the apt easier w/luggage or have the greeter meet guests at the train station. Perhaps the greeter should call the guests to confirm the arrival time, introduce herself, take a little bit of the travel burden off the traveler. But I would recommend Italy Perfect based on the accommodations we rented in Rome and Venice. Apartments just give you a little more room than a hotel suite. We used to offer the service of reserving a water taxi for this apartment but never got any takers; we thought it was because of the additional reservation fee. The greeter doesn’t wait at the station or airport for guests because of travel delays that frequently occur, which is why the guests call the greeter with arrival updates as we indicated to you, however that is another paid service we could add. We returned to Serenata this year and were, once again, delighted by our accommodations. There were three of us and we had quite enough room. The apartment was well appointed, spacious and very clean. The views are truly incredible. We were treated to passing gondolieri who had a variety of guests from a soprano singer with a lovely voice to a tenor accompanied by an accordion player. Our greeter, Paola, was a wealth of information and walked me to her favourite prosciutto/cheese shop – fantastico! Wonderful shops, fabulous restaurants, grocery store and many of the exquisite sites Venice has to offer are all within a few minutes walking distance. We were greeted by the lovely Paola who showed us everything we needed to know about the apartment and went as far as to take us to a gourmet grocery store I had heard about. The apartment and the location are absolutely fabulous! Just minutes to Piazza San Marco, the vaporetto, Rialto, food and wine. You can happily spend too much time watching the gondolas from the deck. So glad to have found it! This apartment is comfortable, quiet and has one of the best roof terraces I have ever enjoyed. The greeter, Paola made us feel right at home and met us a few meters from the apartment, when I could not find the correct street name. She explained everything and made sure we understood. One of the most friendly and professional people I have ever met hope , to see her again in the near future. There are excellent restaurants, shops and a good market in the neighborhood. If you want to see how gondolas are operated, spend an evening on the terrace , have some great wine and just watch gondoliers talent at work. One of the special things about Italy Perfect is all of the detailed information about venice that was provided with the booking process, it was thorough and easy to follow. The Serenata is a modern fully equipped apartment in an excellent location close to the Piazzo San Marcos. The kitchen contains a small fridge, cooktop with oven and an 18 inch dishwasher. The area is quiet for sleeping and is close to a small market for self catering supplies. Paola our greeter was very helpful upon arrival. The sunfilled terrace has a nice view and is great for watching the gondolas go by. The location is also easy for water taxi pickup to the airport.

I would like to thank you on behalf of our gang of six for making our trip to Italy a fabulous experience. Your professionalism and expertise in finding us the right accommodations in great neighbourhoods made for a wonderful stay in all three cities. It is always a pleasure dealing with Italy Perfect – no surprises. When we were booking the trip I received some pushback on the prices. I assure everyone that though you may be spending a little more you know when you get there that the apartment will be available, you will be met by a professional person and the apartment will be just as described. People travelling with us did not book with Italy Perfect. They booked with Air BNB. What a dump – 4 floors up, no elevator, right on one of the busiest streets in Venice, plastic chairs, plastic table, 2 plastic glasses for drinking, portable AC, and the terrace they touted was actually a walkway for other apartments as well so you could sit out with 2 chairs but had to scooch over when people walked by. The bedroom had a scattering of single bed. People who say they just want a place to sleep because they will be out touring all day are full of beans. I know that when I deal with Italy Perfect I am getting what I see in the pictures and what is described by your review. The apartments are always clean, centrally located and comfortable. You are succinct in describing them – warts and all. Thanks so much Pat. We will be in touch for our next trip to Italy.

We recently stayed in Serenata on our first visit to Venice. We were met by Paola (actually she had to find us wandering around since we were lost) who was charming and explained everything we needed to know about the apartment. She even took us on a little tour of the immediate area and taught us how to get to the grocery store. She also helped us arrange for a water taxi to take us to the airport for our very early flight home. The apartment was lovely and spotlessly clean. It had everything we needed to be comfortable during our stay. The altana was our favorite spot for wine and cheese as the sun went down. The apartment was very centrally located and convenient to all Venice activities and sights. Rossopommodoro was just around the corner for a casual inexpensive meal. We enjoyed our dinner at Osteria San Marco very much. We loved Venice and the cultural and historic richness it offered. We hope to return. Serenata was the perfect place for our 5 night stay in magical Venice. We were so close to busy St Marks Square but were off the grid as far as traffic was concerned.The only traffic was the nice parade of Gondolas with their Gondoliers singing and navigating the enchanting canal beneath the wonderful terrace where we could quietly sit and relax, while experiencing the Magic.The Coop is very close and open late with a nice variety of supplies to get ( the creamy Gorgonzola was our favorite). To get away from the crowds we would come out the front door and take a left and just go get lost in Venice, finding nice Piazzas and cafes to rest at. Serenata is very warm and charming , with an abundance of fresh air fresh when opening the windows.I would definitely recommend Serenata to anyone visiting Venice and when I come back I don't need to find another place. I couldn't believe my eyes when entering the apartment located close to St Marco's place. Lovely light coming in, the space and interior was beautiful! This gorgeous flat had everything you could dream of for your stay in Venice. As you escape the huzzle and buzzle from the crowded streets, you can enjoy a dinner buying groceries from the Coop that is close by and eat your meal on the magical terrace overlooking the canals and rooftops of Venice. The kitchen had everything you needed, the AC worked greatly and cooled you down after a day of walking in the hot Venice heat. The bed was so comfortable and bathroom was clean, spacious and bright. This property is absolutely stunning, without a shadow of a doubt. With a large lounge/kitchen, bedroom and bathroom. Superbly laid out and exceedingly well cared for and clean. Although just behind San Marco, it is beautifully peaceful at night, with no outside noise at all. The outside terrace is the icing on the cake, being able to sit in the evenings in the Venetian warmth, was very special.The location is beautiful, insofar as you are able to see the tops of the Basilica and San Marco Campanile, from the terrace. Just around the corner is a well-stocked Supermarket and myriad of bars, restaurants and shops. The Greeter Paula is a truly wonderful lady. She was so very kind to us and nothing was too much trouble for her. I was celebrating a 'large' birthday and she even purchased a card and present for me, which we thought was so very kind and generous of her. I shall keep my Venetian birthday card always. If you want to be close to Piazza San Marco and all the goings on then this is the place for you. Since it is perfectly situated between San Marco and Castello sestieres it is a great jumping off point to discover the other side of Venice too. There is a grocery store nearby. Sitting out on the terrace you have a view of a Venice traffic jam - goldolas everywhere! The apartment was very spacious and clean with a generous bedroom, bathroom with double sinks and plenty of light. This was my fourth time staying at Serenata. I love the apartment -- great location, wonderful roof deck, views of boat deliveries, gondolas, and water taxis all day and late into the night, sounds of work and the cries of gondoliers. And the a/c works great! The kitchen has everything needed for cooking at home, and the apartment is close to the very best restaurants in the city. Enjoy! We have stayed in Serenata several times and it always comes up to expectations, both the place itself and our very helpful greeter, Paoula. The accommodation is comfortable, the views are splendid and the location, a level walk (no bridges) from St Marks is perfect. We shop for food at the nearby Co-op, on the route to RIalto and there are many handy local cafes, including the HK, just across the pathway. For a quieter part of Venice we take the waterbus down to Giardinar, and there is a tree lined park with plenty of space and some good cafes and restaurants, we recommend Paradiso, next to the bus stop outside the Bienale. We went to Cafe Florian (St Marks Square) in the evening to listen to the music, great atmosphere, not very crowded but it is very expensive, very easy to spend 100 Euro on a drink and ice cream for 2 The flat has a form of air conditioning, but it is not very effective, having been before we knew what to expect. Still it is better than no a/c, and again we could no get the DVD player to accept our UK DVD's, just a minor issue. We hope to come back to Serenata again and would definitely recommend Italy Perfect to our friends[We are delighted you've enjoyed your stay, thank you for returning, we look forward to welcoming you again! Der Aufenthalt in Venedig war ein einziger Traum. Der Ursprung für diesen Traum liegt in der schönsten und am perfektesten ausgestatteten Ferienwohnung die wir jemals in einer touristischen Metropole genossen haben. Ein Espresso zur frühen Morgenstunde auf der traumhaften Dachterasse, das Treiben der kleinen Versorgungsboote und die aufgehende Sonne über den Dächern von Venedig werden uns unvergessen bleiben. The Serenata Apartment is in the perfect Venice location … a five minute walk to St. Mark’s Square, yet far enough away from the tourists. Be alone in St. Mark’s at dawn or midnight! It is not often that a real product exceeds what is portrayed in ads, but that is the case with the Serenata apartment in Venice. From the moment the apartment door opened to sunshine flooded rooms, my husband and I were in love. The sunny rooftop terrace offered views over the confluence of three canals, serenading gondoliers and views in the distance of St. Mark's and the Campanile. What a perfect setting for morning coffee or a late afternoon wine. The kitchen was supplied with every utensil and appliance needed - even sharp knives, absolutely unheard of in any rental unit! We thoroughly enjoyed visiting the Realto Market and cooking some meals while watching the canal life below. Sheer bliss! The Serenata is located within a few minutes walk of the activity, shopping, touring and dining of St. Mark's Square. Vaporetto stops are also nearby. One does not have to journey far to find an excellent ristorante; the recommendations provided are excellent. How wonderful it was to wander into the piazza after dark to enjoy the cafe and orchestra scene. Despite its proximity to a main tourist area, the calle and apartment were quiet. The best of both worlds. We arrived in Venice by water taxi from the airport. Paola spoke to our taxi driver who brought us within steps of the apartment. Our tour of the apartment was thorough and welcome. We experienced no issues during our stay. What impressed us most was that when my husband and I asked Paola about grocery shopping, she personally took us to a grocery store and then to her favourite cheese shop where she introduced us to the owner. Talk about going above and beyond the call of duty! We love Venice; this was our second trip. When we return, the Serenata will be our home again. We cannot recommend this rental highly enough!

Italy Perfect provided us with all details necessary for the smooth rental of this one bedroom apartment. They also sent by email detailed list of recommended restaurants in the neighbourhood, as well as necessary tips for a smooth visit in Venice. Our greeter met us promptly at the pre-arranged stop on the canal, and proceeded to the visit of the unit. The Serenata unit seems to have been recently renovated, as the floors appeared brand new. The bathroom has 2 sinks which we really appreciated. And an important details for the ladies....a great hair dryer is supplied, not a flimsy one! Pictures on line are true to reality. It is very well situated, 2 streets behind St Marks Square, yet it is super quiet. We loved this little find and highly recommend this unit as well as doing business with Italy Perfect!! Ciao.... We had a fabulous stay at your beautiful apartment. The location was perfect, steps to everything. The apartment was everything promised. From the venetian plaster walls to the venetian glass touches throughout we couldn't be happier. The living-dining room was spacious and lovely.The bathroom was bright and super clean, kitchen was everything we needed, the rich hardwood floors gleaming. We rented it because of the deck and gondola views and it was everything promised. August is hot and we would get out early, then back in the afternoon for siesta and relaxation then out again till late. It was great coming back in the afternoon and being able to enjoy Venice without being out in it with the crowds and heat. We felt like voyeurs being hidden away but witnessing the gondola super highway below with the gondoliers having conversations, the accordions playing and italian signing-we literally kept pinching ourselves... The screens on the windows were a great touch too as we found out the next two weeks traveling Italy with no screens on any windows. We could keep the windows open at night and have fresh air without getting bit by mosquitos. We have already recommended the apartment to friends and would highly suggest it to anyone considering a Venice vacation. If it's higher then your budget, splurge and go for it-it will be money well spent and memories never forgotten.

It took us an extra half hour to find the apartment (the water taxi stop was closer than we expected), but our greeter waited for us and gave us a fantastic intro to the neighborhood including a good wine bar just a few steps away. The apartment is much larger than we expected. The kitchen is *fully* equipped. The decor includes gorgeous funky antiques. (I'd never put them in a rental, but they were great.) The location was ideal. Venice isn't a large city and you can walk most places, but this is only a few blocks from St, Marks and the major vaporetto stops. The highlight might be the deck off the living room that overlooks a small but busy canal intersection. Great for coffee in the morning or a bottle of Amarone in the evening. We were super impressed with all the helpful info we received from Italy Perfect. Lots of pages, so save it on your iPad. (There's also a copy in the apartment.) The washing machine off the lobby is perhaps the only weak spot, but we didn't need to use it anyway. Bottom line: if we return to Venice, we'll ask for Serenata again. The apartment is beautiful, immaculate, perfectly located, and well-stocked. Prepare for a lengthy check-in process with very detailed instructions. As a result of the excellent apartment overview by our greeter, Paola, we experienced no issues or questions during our stay. We were grateful for the attention to detail and all of her tips and tricks. The documents you receive prior to check-in may seem a little overwhelming, but do yourself a favor and at least review them prior to your arrival. They may very well save you time and money on your vacation. Upon check-in, Paola was an excellent Venetian resource for nearby shops and services. Unfortunately it was so hot and humid in Venice during our stay that we were unable to leave the windows open in the apartment during the daytime to enjoy the view and the ambience of the canals. The AC had not been turned on by building management yet, so we had to leave the windows shuttered when the sun was up. The portable fan helped make the apartment bearable, and we weren't there very much during the daytime anyway. We hope this apartment stays on the rental market for a long time so we can visit again someday (next time NOT in Mid-June). We would definitely recommend this apartment to our friends. We greatly enjoyed the Serenata. The view of the canal below from the windows and the deck was constantly entertaining. Not only the gondolas passing by, but the barges delivering goods early in the morning and even the trash collection barges were fascinating.The location is perfect. Close to San Marco, but also easy to skirt the crowds. To get around, you need a good large scale map, rather than the tiny scale one's generally available. I recommend MapEasy's Guide map To Venice, which is available on line or from Barnes and Noble in the US. The apartment was clean and quiet and had everything we needed. We cooked a lot and the kitchen was a little small for serious cooking, but it can be done. There are sufficient dishes and pans, although it could use a good sharp knife or two. Also, if you are a serious tea drinker, there is no tea kettle, tea strainer or tea pot. Our only discomfort was the temperature. It turned cold (in April) and the heat is apparently doled out by the building and had been turned off for the summer. We put the one extra comforter on the bed, which is in the plastic bag in the closet, but were still cold. We finally discovered that there is a space heater in a box in the storage closet off the bedroom, which solved the problem. All in all, a great trip. Too short! We would certainly stay in this apartment again. [Thank you so much for your nice review. So sorry about the chill. Paola is correct, the heat schedule is dictated by the government. The best review I can give is to not think twice, book this apartment. It was the perfect week, in the perfect location in an apartment beyond belief. You are close to everything, The apartment is comfortable, with lots of light coming in from windows that overlook the canals. Constant gondola's going by, music playing, boats coming in with supplies. The terrace is amazing. Views of St. Marks cathedral and roof tops. We were thrilled with the Serenata apartment in Venice. We were greeted by Paola who did a through check-in with us making sure everything in the apartment was in order. The apartment was even better than the pictures! There were high quality fixtures throughout which added to the beautiful antiques that surround you in the apartment. The views from the terrace were spectacular along with the views of the canals out of each window. The location of the apartment could not be more perfect. Its central location next to St. Mark's Square is ideal for first time visitors to Venice. There is also a gondola dock right next to the apartment for easy access. A full service grocery store is only a few streets away. This is helpful if you like to cook some of your meals in the apartment. The kitchen is fully stocked with all the cookware needed to prepare a multi-course meal. We highly recommend this apartment and Italy Perfect. We loved this flat for its location and the deck. We sat and watched gondolas go by (as well as delivery boats in the mornings). We could walk to the square in a few minutes and explored a lot of the streets in all directions. It was very clean and well supplied. Serenata well and truly met its description and exceeded our expectations. It is perfectly located off St Mark's Square and very accessible to public transport, supermarkets and cafes. The apartment is light, comfortable and well appointed. But best of all the rooftop terrace where we spent hours watching the gondoliers plying their trade below at the intersection of two of the minor canals. It is a very special place to have a glass of wine and soak up the life of Venice without having to go out the front door. This property is much more enjoyable than staying in some faux-Rococo over-priced hotel! Our greeter, Paola was very helpful and friendly and the documentation from Italy Perfect the most comprehensive and professional we have ever experienced. One very minor suggestion is that the map to get to the apartment is inaccurate and should be improved. We only managed to find the apartment because Paola was standing on the street and observed our confusion. Wow. Serenata was the perfect rental for us. The location is super convenient and yet still set away and quiet. We spent hours and hours on the altana watching the world go by. If you like to cook, the kitchen has everything. We went to the markets - fish. Vegetables, cheese and butcher and made dinner every night. We almost at felt like locals. There is a very nice wine bar with a garden right downstairs and also yummy gelato. We were there during a wave of very high heat and humidity and the bedroom was a little warm for American standards but we made it work. I'm sure it would have been just fine any other time. Paola was a wonderful greeter. She gave us great recommendations and even walked us to the market and point things out along the way. She introduced us to the lovely young lady at HK Wine Bar. So we were treated like VIPs from the start. We would return in a heart beat to Serenata! Maybe not in July though.

I read ALL the info provided, and EVERYTHING was photographed and written about EXACTLY the way we found it. Actually, the apartment had a few more surprises, that were great. The outdoor (covered deck) was directly over the intersection of two canals, so we had a wonderful time listening to and watching the gondolas and the gondoliers, serenading their passengers! ALSO: the apartment was decorated with numerous, extremely old(and I am sure, very valuable) Murano glass pieces: lamp statue, large lighted flowered mirror, and much more. Plenty of room: very large. open living room, dining room. Plus the kitchen was also an eat in. We both would stay there again in a heartbeat. Location: We were within 4 short blocks from the heart of Venice, The Piazza San Marco, St.Mark's Basilica and the Dodge's Palace. Since these were on the Grand Canal, it was easy to get a vaporetto, and go anywhere,The biggest tip, is DO YOUR RESEARCH before you go, BUY every kind of ticket or pass you can in advance (saves lots of time ) AND the MOST important thing is to make sure you READ ALL the information Italy Perfect gives you. Italy Perfect is the BEST tour guide you could ask for. The anticipate ALL your needs and give them to you. From where to stay and why, what to wear, where to shop(groceries) ,restaurants they personally have tried.ITALY PERFECT - you are TOPS in our book. The perfect spot in Venice, close to everything and convenient for markets, restaurants and cafes. The roof terrace offers an extraordinary view of the junction of three canals, as well as the Palazzo Saranzo (with its beautiful angel relief and the hole in the wall through which the devil allegedly exited the house in 1552) across the way. Touring gondolas drift by all afternoon and evening, sometimes accompanied by singers and musicians serenading the tourists. It is tempting to sit and watch the passing boat traffic (gondolas, water taxis, building supply barges, green grocers' boats, garbage boats etc.) all day and into the night, when the gondoliers call out in the dark as they approach the intersection to alert oncoming traffic of their presence. Best for a single traveler or a couple/family -- bathroom is en suite with master bedroom. The building is clean and well maintained, and the apartment is airy and bright, with good a.c. A real find. What an amazing place...perfect location, great views and the apartment was stunning! We had our morning coffee and evening wine on the patio and enjoyed the views of the tile rooftops, top of San Marco's church/tower and gondola rides below us. This was our third visit to Serenata and we hope to be back again. The flat is located a flat walk (no bridges) from St Marks Square, it is on the top floor (one very small creaky lift) with an outdoor roof terrace . From the terrace is a splendid view over a canal junction with commercial boats in the early morning and gondolas for the rest of the day. We spent hours there watching the world go by - and we were so high up very few people noticed us looking at them. The flat is well equipped for two people, more than enough kitchen utensils, The TV is mainly Italian, just BBC World in English and the DVD player did not work. Air Conditioning is fair, boosted by a powerful floor standing fan. The is a Co-Op supermarket about five minutes walk away, over one bridge in direction Rialto which provided all the food shopping we needed. There is an excellent ice cream shop on the corner of the building, and plenty of run of the mill restaurants nearby. Our favourite restaurant was Bistrot de Venise in Calle dei Fabbri - ask for Walter! We also went to the St Marks Square cafes for evening music after the day trippers had gone home. there are three expensive cafes in the square providing music, if you are a customer you pay extra for the music, if you are mean you stand up just outside the cafe area and listen for free. Would definitely recommend Italy Perfect to a friend The surrounding area is quite busy being on one of the main routes between St Marks and the Rialto so there is a general bustle in the air when walking around. This apartment appears larger in person than in the pictures and has a nice open layout with a workable kitchen and a sleek modern bathroom. Of course, the main attraction is the elevated terrace with a view of the convergence of 3 canals, plus a bridge.This provided many hours of watching the gondolas, hearing their chatter and sometimes music.We ate most of our meals out there enjoying this Venetian parade. It also looks across at a lovely building with a flowered balcony and an angel stature embedded in it's wall. It's just a few minutes walk to San Marco square where so much of the action is and transportation to everywhere. This is a nice building with a good elevator and just across the lane is a hotel garden restaurant where you can watch the gondolas glide by at eye level. Paula was our greeter and explained everything quite well and then led us to the grocery store just 5 min. away.I would definitely stay here again.The one and only thing I would wish for is more solid cover over the terrace to protect from the sun and rain.It can get a little too warm there in the middle of the day. We were not expecting to have such a wonderful time in Venice. We were told by a few people that after a couple days of sight seeing we would be bored. Not so. We absolutely loved the chaotic sreet grids and beautiful sights to be seen in every sestieri. We had been in Paris the week before and had done much photography but I do believe that Venice is a better place to shoot. Every Calli had a sight to photograph! Yes, the city is a bit of a tangled mess to get around but if you keep in mind that this city is to be explored and not mapped out and conquered....in other words, put your walking boots on and go with the flow. Smiles and broken Italian phrases get you everywhere in this charming city. I would stay away from the main tourist areas and try to get lost in the back areas of the city to see it at its best! The Serenata apartment was absolutely charming, warm and beautiful. We really felt like locals staying there. It was fun walking down a sidestreet and entering the building while the few stray tourists looked at us enviously! Right across the way was a beautiful outdoor dining area that was part of a nearby hotel, perfect for a relaxing glass of wine and chichetti. Our terrace overlooked one of the smaller canals and we had our breakfast each day while watching the delivery boats and the gondolas below-sometimes hearing the gondoliers' serenade. The bed was super comfortable and the furnishings were lovely. The shower was great and we were surprised that the water pressure was so good, given that we had heard otherwise about European water pressure. The church bells rang throughout the day and we were in heaven. The only note of caution is that the two steps up to the terrace might be precarious for some, but if you watch the doorway height, you'll be fine, and the very charming greeter, Paola, was smart enough to hang an ornament from the top of the doorway just to be sure!. We certainly wish we were still at the Serenata!

Abbiamo soggiornato in questo appartamento per 4 notti (due adulti ed una bambina). Anzitutto un grazie alla sig.ra Paola che ci ha accolto all'arrivo del vaporetto e ci ha accompagnato alla struttura fornendoci indicazioni interessanti anche sui locali adiacenti (supermarket nelle immediate vicinanze). L'appartamento è situato al 4 piano ed è munito di ascensore. Si trova a non più di 3 / 400 metri da Piazza SAn Marco e permette di visitare meravigliosamente bene tutta Venezia. La centralità dell'appartamento permette ogni libertà di movimento (non perdete la possibilità di uscire al mattino molto presto per visitare praticamente da soli la Piazza e"provare" a vivere Venezia da veneziani !!! Che altro dire, l'appartamento è molto pulito e ben curato, FANTASTICA l'altana sul tetto che permette di godere i passaggi delle gondole, osservare il campanile della Basilica di San Marco e ... Vedere i tetti di Venezia. Assolutamente un posto consigliato.

My husband and I stayed here on our first leg of a three leg trip to Italy. This apartment was perfect! It was so close to San Marco square with great restaurants and shops. The apartment has a great balcony that we used to have coffee in the morning and a glass of wine in the evening. You can see gondolas pass by and listen to the noises of the boats as they deliver their wares throughout the city. Our greeter was so helpful with information about the apartment and surrounding area. I would absolutely recommend this apartment and Italy Perfect!

We wanted somewhere to sum up the essence of Venice and this apartment provided just that. The location was central providing easy access to shops, restaurants and sites. The roof terrace was perfect for people watching, listening to the bells, relaxing and generally soaking up the atmosphere. Watching and listening to the gondoliers was fascinating to the extent that we just popped downstairs to book one! The greeter, Paola, was just the loveliest person who showed us the local store and gave helpful tips about the appliances and mosquitoes and good eateries. Booking was straightforward with attention to detail given. Would definitely recommend Italy Perfect to a friend. The apartment was clean, spacious, comfortable and the décor was lovely. The only downside was the humidity and mosquitoes but the location and roof terrace more than made up for that. Would definitely recommend to a friend and also want to go back ourselves!

We fell in love with Serenata for its ambiance, location and our wonderful greeter. How perfect to spend a week on a sophisticated apartment with a rooftop deck overlooking a canal. We were serenaded in the mornings with bells from San Marco square, enlivened by the sounded of delivery workers on the canal in the mornings and gondoliers in the late afternoons. Our greeter went above the call of duty talking to the lost luggage handler at the airport and being at our apartment two separate times to receive the suitcases. Her restaurant suggestions were right on. This apartment is best suited for a couple as the sofa bed would not be comfortable. Great place and perfect location.

We have just returned to the USA following our stay in Venice. The accommodations were exactly as described in the brochure and we found them to be excellent. Our greeter, Paula, was VERY HELPFUL in finding us walking on a nearby "street" looking for the apartment at that moment we thought we would never locate the correct address. She led us to a grocery store, made sure we understood the workings of the apartment, keys, appliances. laundry machine, door locks, etc. She was excellent. The location is excellent. We enjoyed our stay!

First, let me say that my wife Susan and I thoroughly loved our stay in Venice, and that our apartment contributed very much to the enjoyment. The apartment was wonderful. The somewhat eclectic furnishing style struck, for us, the perfect balance of modern with traditional Venetian richness, all enhanced by a bohemian undercurrent. This combination set a perfect mood for our stay. The kitchen was well equipped with utensils and cookware to prepare just about any likely meal or snack. The size, location and layout of the apartment provided the perfect “base camp” for exploration, and then for respite and recovery after the day’s adventures. We will be very pleased to recommend La Serenata to our friends.

Just finished our first Adult Only trip and the Serenata apartment in Venice was perfect! Our greeter was friendly and very knowledgeable...the location was convenient...and the terrace was fabulous! Enjoyed "Pasta To Go" which is right around the corner on the terrace many nights and the large restaurant (Pomodorro) downstairs has a great happy hour with free appetizers every night from 5p-8p. The pictures do not do it justice. If it was closer we would be there every weekend! The Lido is a must especially on those hot muggy days. My wife and I found this the perfect place for our two-week Venice visit. Great central location; close to several main vaporeto stops. Quiet except for lovely gondolier serenades; Wonderful terrace where we ate dinner on most evenings. Well equipped kitchen. Nearby supermarket; If you don't want to cook nearby restaurants from inexpensive to deluxe. Spacious bathroom; Friendly helpful greeter. Although the apartment technically sleeps four (2 on a convertible in the L.R.) the entrance to the bath is through the bedroom, so it is ok for a family but trickier for two couples. We seldom used the Air Conditioning because the apt. has great cross ventilation. Highly recommended!

We had a lovely time at la Serenata. Just steps from San Marco, the location was central to all the major sights. A gondola stop was just below and provided much entertainment from the terrace.Everything was provided, even dishwashing and laundry soap. Having a dedicated washing machine was a bonus; no waiting for others to finish a load. The Co-op was handy for groceries, but the Rialto market was also only a short walk. Here one finds the freshest fish, seafood, fruit and vegetables in the city. We would certainly recommend the apartment, nonetheless our summer stay was made less comfortable by the extreme heat in the bathroom and its lack of a ceiling fan. We're sure this isn't a problem at other times of the year. Buon Viaggio!

All we can say is WOW! What a wonderful location, apartment, experience. Location - 3 minute walk to Piazza San Marco. 7 minute walk to the Vaporetto stops. Lots of restaurant choices within a few blocks of the front door. We especially liked the modern restaurant in the next building. It looks like it must be part of a chain, but the food was excellent and creative. Apartment - Clean, modern, beautifully furnished, big bathroom with 2 sinks. Excellent shower. Modern clean kitchen. And the rooftop deck is a wonderful spot to spend time watching the gondolas go by. And every 15 minutes or so in the early evening one goes by where they hired a singer and musician. That just can't be found anywhere else in the world. We highly recommend this apartment.

The Serenata apartment exceeded all expectations. The location is extremely central but just removed from the maddening crowds. The interior of the property was impeccable and clean but the balcony itself would have been worth the rental price. It was the perfect place to enjoy a mid-afternoon/evening snack and glass of wine while watching the world go by. The apartment is bright and sunny. Great deck with excellant views. This apartment is the heart of the tourist district so life in the city starts around 7 am and ends around midnight which is great. The roofdeck overlooks the busy canals. There is easy easy access to grocery stores, restaurants,and shopping. You are steps from San Marco and the Bridge of Sighs. 20 minuet walk to museums and 30 minuet walk to beautiful shady parks. Paola the greeter is wonderful. Friendly, helpful and one of the nicest people I have met traveling. I would recommend Italy Perfect to friend. NO surprises. The apratment was represente well in the pictures and description. Getting there was easy. Got off the plan, called Paola, was at the apartment when I got off the vaparetto. Great!

Our trip to Italy was the fulfilment of a dream. We were celebrating two retirements after more than 80 combined years of working, and also our fortieth wedding anniversary. We'd been to Venice several times over the years and always said, "Wouldn't it be nice to just stay a bit longer..."We found Serenata online, and booked it for over three weeks. What can I say? The place is wonderful. A moment's walk from San Marco. From the secure entrance, up the miniscule elevator...to our lovely apartment. Spotless, spacious and comfortable. Lots of windows with shutters. Everything has been thought of. We made every dinner and every breakfast,and most lunches in the thoughtfully-designed kitchen. We had everything we needed, and the kitchen is easy to keep clean. The bathroom is large and bright with room to store toiletries, two sinks, an excellent shower and a window with translucent glass. The bedroom is small, the bed comfortable, and there is closet space. There's a washer downstairs in a locked area.There is a comfortable living room with flat screen tv , also a dining area for all meals. There's also a storage area off the bedroom and it's spotless too: no bugs, no ants, no creatures other than the two of us, (other than those tiny, wicked Venetian mosquitoes) . I have left the altana to the end of my review. This terrace was wonderful. We sat here and watched the tourists and the gondolas, we rested and read, we sipped wine... The altana is well-built, covered for a bit of sun protection, and has lovely flowers and a lemon tree. There's a sturdy table and four chairs, and a view of the dome. And the bells.......ahhhhhhhhh. Paola was awesome. She was willing to leave us alone but at the same time she was willing to assist with anything we needed. She checked in frequently. When 'high tide' happened, and other tourists were stuck with ruined shoes and drenched socks, there we were in our gumboots provided for just such an occasion. (Other tourists expressed their envy). There's a beautiful big umbrella too. I refused to leave it in the umbrella receptacle in one museum one rainy day because I was afraid it would be stolen. No one argued. There's a decent grocery store a couple of minutes away, and a better store on the Strada Nuova, between Rialto and the train station. There's an ATM half a block from the apartment. Thanks, italyperfectThanks, Paola. Thanks, Venice. We can hardly wait to return.

My wife and I were pleasantly surprised by this property. It was even nicer than it appeared in the photos. Everything went off without a hitch. The greeter, Paola, was waiting for us, explained everything well and gave us a nice tour of the neighborhood. The location was great. We ate dinner on the terrace every night after the first. Everything was wonderful. The owners were very attentive and helpful. We couldn't ask for more. It was Italy perfect!

Paola met us at the water bus stop and showed us how to get to the apt. We were happy about that since venice can be a little difficult to navigate. The apt. was very clean and as pictured in the ad. Perfect location, short walk to San Marco square and meet points for tours. Yet, off the beaten path to avoid the noise from the square. We found some very nice small neighborhood restaurants and shops. The apt. was perfect for my husband and I but could accommodate 4 people if you don't mind sharing a bathroom.The patio overlooking the canal was very nice and we enjoyed sitting on it with a glass of wine. I highly recommend the apt. and Italy Perfect. They were very easy to work with and provided a great deal of information about the area, which was helpful.

We spent 4 days in Venice in late October. This apartment is located close to all major sites and made a great home base for our visit. Like others, we enjoyed the terrace and the major gondola activity below! Apartment is well stocked, bathroom & shower great and nice to be able to do some laundry. Only complaint, bed is basically on floor, so for us over 60's folks a little uncomfortable. We would recommend this location to friends for future trips. Pao, hostess, was extremely helpful, especially on our last day when San marco was flooded and our departure plans needed to change,

This is a charming one-bedroom apartment behind the St. Mark's Basilica. You really can't have a better location in Venice. The apartment has a spacious living room with chairs and a very comfortable sleeper couch. There is a dining table and seating for 2 in the kitchen. The kitchen also has a dishwasher which is great. There is a washing machine on the first floor for the unit. The highlight of the apartment is the terrace. Up a few steps from the living room is a charming terrace with seating for 4 overlooking the rooftops and the church and belltower. Just below the terrace gondolas go by. Absolutely charming. The greeter was great and recommended her local water taxi (Maximo) who we used and received a discount. I highly recommend this apartment.

This is a well appointed apartment in a very central location. The rooftop deck was a great place to have breakfast or an evening drink watching the gondolas, water taxis and working boats on the canals below. Being at the intersection of three canals meant there was always something happening and the sound entering the apartment from the water enables you to experience the day to day life. The apartment is very comfortable. Locality is ideal, and getting lost along the streets of Venice is what makes a holiday here so unique. We would book this property again and recommend it to friends who are planning to visit.

Thank you. We had a wonderful time in your apartment.The greeter gave us all information on the apt plus walked with me to the food store.Amazingly, I found my way back! The apartment was spacious light and airy and with a large terrace with flowers. There was plenty of room to spread out. We could hear the gondoliers singing as they went by. There were many staples such as oil, vinegar, salt, pepper with which to cook in addition to kitchen equipment . We spent many days wondering the alleys of Venice and loved it! This is a perfect location for your first trip to Venice. We did not do a gondola ride this time , as we waited until the end of our stay but the weather got worse. Now we have to return, what a problem! Wonderful location and apartment. I found this apt through Italy Perfect and would recommend checking their site for apts.I did not use them for Florence, Italy, and was very disappointed with my apt although it was in a fantastic area.

We had a wonderful time here, and the highlight had to be the terrace located right outside of the living room. We were on the top floor and the terrace overlooked canals, gondolas and rooftops - the view was fabulous. We enjoyed espresso and wine on the terrace and being able to spend time relaxing outdoors was a highlight of our stay. The inside of the apartment was nice as well, with updated kitchen and bathrooms and plenty of living space. We learned to use the espresso pot on the stove and would have enjoyed using the kitchen to cook, if only we'd had the time. The apartment was clean and the building included a washing machine (on another floor.) And the woman who met us to show us the apartment was helpful and thorough; she got us off to a nice start with a couple of recommendations for dinner and wine. (She also accommodated us when we arrived earlier than check-in time - very nice, considering that we were suffering from jet lag!) We had such a wonderful time in Venice, and to be able to see the canals and the city from our terrace was something we will never forget. We highly recommend this well-situated apartment.

The accommodation was beautiful, fabulous kitchen and bathroom with an outside deck with wonderful views. The location was just the ticket for a first-time visitor to Venice, particularly useful was the nearby Co-Op supermarket. We had breakfast at home every morning, much tastier than the mostly ordinary food available in nearby restaurants. We found that restaurants were much better away from San Marco - try the area around the Peggy Guggenheim. That said, Planet Pizza is great and close by. Hang the expense and take a gondola ride too. If I ever come back to Venice, I would book into this apartment without hesitation.

We stayed here in 2009 and there is very little we can add to our review then. The location is excellent in two respects 1.It is in a quiet street yet only five minutes flat walk (no bridges or steps) from St Marks Square 2.The view from the flat is stupendous, not only from the main room but also from the roof terrace. Both overlook a canal junction which is usually busy with commercial traffic in the early morning and then, for the rest of the day with gondolas. There is a gondolier’s station visible from the apartment and the passing traffic presents a never ending stream of entertainment. The flat itself is spacious and comfortable; the kitchen is a little small but is adequate. Once again the TV did not work; there was some problem with the Sky Italia connection with the satellite. This required a Sky technician to attend and this appeared to be not possible. However we managed well enough with a DVD player we had brought with us. We visited during a heatwave and there was some form of centrally controlled air conditioning throughout the block of flats we were part of but this never seemed to work effectively. There were two fans in the flat which provided some relief but we were very glad of proper air conditioning when we moved to Florence the following week. We ate a couple of times at our favourite restaurant – Bistrot de Venise, a short walk away in Calle dei Fabbri, and on our last night treated ourselves to expensive drinks sitting outside Florians in St Marks Square. listening to the music. We very much enjoyed our second visit and we look forward to a third.

Serenata ispira amore assoluto—to say that Serenata evokes a feeling of absolute love and passion seems hopelessly inadequate. Gloriously positioned on the fifth floor with the altana looking up and out, about and down creates a sense of other-worldliness—it is as if you have been allowed to trespass in another’s private realm. For the moments spent drinking in the sonorous sounds of the bells and the wonderfully fecund, almost primordial smell of the canals, both early in the morning and late into the night, there is no comparison. The apartment is beautifully appointed, and the heady sense of the exotic married with Venetian art and rich fabrics echoes the richness of the facades around it. We lived Venice; we loved Venice, and we would reclaim Serenata as our own in a heartbeat.

This is a wonderful apartment -- all amenities (AC, elevator, well equipped kitchen, great sky-lighted bathroom w. shower) and lots of storage space. Airy and quiet, except for the delightful sounds of boat traffic below -- tourist-filled gondolas, water taxis, all kinds of big, sturdy working boats, boats that deliver food and building supplies, and even recycling boats, each with its own distinctive sound. The glorious roof deck has a shade cover for sunny mornings and afternoons, and the evenings up there are magical. Church bells, breezes, soaring birds, the domes of San Marco. Enjoy!

Paola was friendly, helpful and a real asset to getting us started - she met us (in the rain and windy chill) at the Zacaria stop when we arrived, helped us roll our luggage to the apartment and took time after familiarization to walk us to the grocery store and show us her personal choice for pizza slices - and even shared some stories with us as we walked along - such greeting really helps - please thank her for us.A great time and I will not hesitate to recommend Italy Perfect to friends looking for such lodging choices in Italy.

The apartment is delightful, well-furnished, clean, tidy and virtually soundproofed. Looking out the window at the gondolas gliding by was perfection for us. We loved the subtle Christmas decorations, including the tiny lighted tree dusted with snow. The kitchen had exactly what we needed for a light supper after a long day and large lunch. Within walking distance is Alle Testiere, superb food (primarily)in an intimate setting. We found a fabulous American guide, 20 year resident of Venice, Michael Broderick (venicescapes.org), whom the LA Times named the best guide in Venice. Rick Steves too. We agree and want to take all of his well-informed and researched tours. We would stay here again in a minute -- Paola was charming, patient, and gave us a great deal of info and confidence in our plans. We recommend you all heartily to all our friends! My wife and I absolutely loved the apartment, the location of the apartment, and Venice. We had visited Venice a few years ago; however we were only there a few days and always wanted to make it back for a longer stay. It worked out perfect for us, because we were fortunate to experience Carnivale for half of our week in Venice and then just like someone flipped a switch, Carnivale was over and we were able to enjoy Venice without the crowds. My wife and I first visited Italy about five years ago and this was our third trip back. We both love visiting Italy not only because of the beauty of the Country, the history, the architecture, the art, but also because the Italian people we have met and come in contact with are so kind and friendly. We were really not expecting the disorganized and brusk reception that we received in Venice from the apartment greeter. I have to say that we were very pleased with the service we received from Italy Perfect and we could not have been happier with Serenata. Serenata is truly a gem of an apartment for visiting Venice, the location could not have been better in our opinion, the furnishings and accommodations made it our little home away from home that we became very attached to. When we visit Venice again we would definitely book Serenata, although perhaps we might request a different greeter.

Time flies and I have been very remiss in not writing earlier to say how much Liz and I enjoyed our holiday on Serenata a month ago. It was everything that your brochure said it was, and some more so. It was hard to fault it - except perhaps the lack of basic kitchen equipment such as scales, measuring jugs, etc.. We especially enjoyed the roof terrace and spent a lot of time there looking down on the gondoliers, etc on the pathway below. [I’ll mention the lack of a scale and measuring jugs to the owner; I know she cooks when she is in Venice. I’ve seen Italians cook, they do it all by estimate amd measures at hand, so maybe that’s why those items are missing. My Italian-Italian cook book doesn’t use precise measurements: big spoon, little spoon, a glass-full or a small cup, a fist. a thumb... pb]
