You'll be warmly welcomed at the Graziosa Villa located within walking distance of the scenic Tuscany village of San Casciano dei Bagni, famous for its thermal baths, upscale charm, restaurants and beautiful views. The region is famous for the Val d'Orcia, a Unesco world heritage site.


Location

Ideally situated within walking distance to the historic town of San Casciano dei Bagni where there are several excellent restaurants, boutiques, bakery, the famous and elegant Fonteverde spas and a weekly farmer's market. Sit in the main piazza and enjoy a glass of wine or a gelato for a most relaxing and master the Italian art known as "la dolce far niente", the sweetness of doing nothing. Gaze out over the valley and drink in the stunning views of the scenic Val d'Orcia, about 10 miles away, a UNESCO world heritage site.


This beautiful area of Tuscany is one of the most sought after due to its beautiful vistas and easy driving distance from both Rome or Florence, about 2 hours in either directly. It's an excellent home base for exploring all the the region has to offer, sightseeing in Siena, exploring the many scenic hill towns and wineries in the region.


Exterior

The Graziosa villa is a restored farmhouse with homey touches where you can relax and be spoiled by the attentive owner/manager who lives elsewhere on the property, eager to ensure your stay is enjoyable but at enough of a distance to ensure you have full privacy during your stay. Enjoy lounging by your own private pool, or lounging in the comfortable living room or on the terrace or at the table for 8 under the shady pergola. The Graziosa villa is surrounded by gardens filled with oak, olive and fruit trees and dotted with wildflowers. 


There is a private kitchen and a dining room, exclusively for villa guests, within a one minute walk where the owner's private chef can prepare lunch or dinner for you, with advance arrangement. You'll love savoring delicious regional specialties; the menus can be adapted for vegetarian, vegan and gluten-free guests. Cooking lessons, pizza making parties and optional breakfast in the villa can be arranged. Request a price quote in advance for these services.



Interior

The villa has a warm and inviting atmosphere with whimsical decorative touches throughout. On the ground floor is the kitchen, large dining room that seats 14 people, a den with TV and a half-bath. There are 5 bedrooms accessed from the ground floor: three are accessed off the den, the other two entered from the garden. 


Upstairs it the living room with plenty of comfortable seating, TV and a large fireplace. The living room opens onto the large terrace where you can enjoy pleasant views of the woods and pool. There are two bedrooms on this level.

Accessibility/Security: Pool is not fenced. Guests are fully responsible for safety of all.

Utilities: Heat and A/C dates on/off and daily cycles are set by government. Heat paid locally.

Optional pool heat €500 to €1250/week plus €60 to €750 for maintaining temperature depending on season & weather.

Bedroom: 5 bedrooms on ground floor of which two entered externally; living room & 2 bedrooms on upper floor.

Payment: Upon reserving, 30% of the total rent is non- refundable.
€200 final cleaning paid in cash onsite.
€1000 damage deposit, refundable less damages paid locally or authorized to a credit card on arrival.

Services included: Weekly stays receive a welcome dinner, farewell dinner, welcome basket with starter supplies, 6 bottles water, 3 bottles red wine, 3 hours daily cleaning except Sunday. Additional services on request.

Check In/Out: Check in 4:00 to 7:00pm, by appointment. Check out 10:00am.

Loved our stay at the Graziosa villa. Scenic location, friendly host, great service from Italy Perfect team. Love the nearby town of San Casciano dei Bagni & the nice restaurants there. Did day trips to Orvieto and wine tasting in Montepulciano.
