The Sabini Sistina apartment is located on Via Capo le Case in Rome`s desirable Spanish Steps area, a neighborhood known for its old world charm, elegance and proximity to the sites. On the street and around the corner are some of Rome`s most elegant and expensive boutique hotels. The Sabini Sistina apartment is a great value in comparison.

Location

Mention the street name, Capo le Case, to a Roman and you`ll get a nod of affirmation that this is indeed one of the finest streets of historic Rome. It offers an admirable location for exploring the Eternal City. Sightsee, museum-hop, dine, relax at one of the cafes on the block or walk the cities fascinating maze of streets with the Sabini apartment as your home away from home. On the street are cafes, restaurants and shops. Within a two block walk is a good supermarket.

Off the apartment entry foyer is an attractive and well-lit hallway. It`s a well-planned design that makes the most of the long corridor, with the bedrooms, bathrooms, terrace off to one side, railroad style. Proceed through into the sleek modern kitchen fitted within the corridor. It maximizes the use of space with a wall of mirrors to one side opposite the kitchen counter-top. The open plan kitchen leads to the living room, a good layout so families and friends can enjoy socializing between the living/dining area and the kitchen, which are all connected.

The sunny living room/dining room has windows that fill the room with light. Italian-chic modern L-shaped sofa, flat-screen TV. The sofa converts to a comfortable queen size bed or 2 single beds.

The kitchen is a model of precise planning and quality finishes. It`s a clever use of the corridor that leads to the living room.

The master bedroom has a window out to the internal terrace. The bedroom has a large queen sized bed (63x79", 160x200cm), another rarity in Italian vacation rental properties. There is a flat screen TV in this bedroom.

There is a split bathroom off the corridor, just before the terrace. On one side is a small but standard European sized enclosed shower and sink. On the other side is a toilet, bidet and sink.

An important feature is that the bedrooms are positioned in the middle of the apartment, each with a window that opens to the terrace. Because they are not near the street, they offer a tranquility not possible with street-facing views.

In the middle of the apartment is a quiet internal terrace with a table and 3 chairs.

The second bedroom has a clever bed that can be a single bed or can covert to a bunk bed. If not in use, the single bed can also be converted to a sofa for reading and relaxing. En suite bathroom has a small enclosed shower, sink and toilet.

We absolutely have nothing but raves for this apartment and the manager, Gianluca. Italy Perfect helped arrange our ride to and from the airport. The driver was waiting for us and couldn't have been nicer. When we arrived at the apartment, Gianluca was already there to help us with our bags (the elevator was a blessing) and to show us what we needed to know about the apartment. The apartment itself was spotless and had everything we needed for our stay, including a wireless printer,which was essential since we stayed for over 2 months. From the online description, and because we are used to a larger living space, my husband and I were concerned that the apartment might be too small for our extended 9-week stay. Our concerns were unnecessary. The living room/dining area were generously sized and the kitchen was brand new. We actually ate lunch out everyday and cooked dinner at home with the exception of just 7 nights in total. We had fun at the green markets and the Roman supermarkets and the apartment's well-equipped kitchen made food prep easy. The master bedroom was comfortable and large enough. The second bedroom is really only large enough for one person, but we used it for our college age daughter who visited for 5 days and to store clothing. It was great to have the extra bathroom as well. The master bathroom is small, but it's divided into two rooms, so we found it was just fine. Gianluca was very responsive to all of our questions and just a delight to work with. We had no issues with the apartment, but had questions with calling cabs and finding office supplies, which he solved for us immediately. I highly recommend the Sabini Apartment. The location couldn't have been better. We walked everywhere. It's safe and we made many friends with the shopkeepers and hair salon stylists across the street. Any questions, just ask. We were met early morning by the property manage Gianluca who proceeded to review all of the workings of the apartment. Kitchen is practically brand new and all of the necessary utensils and dishes were in good condition. Bathrooms are sparkling clean. Showers are smallish but typical of Italian apartments. Master bedroom bed is comfortable and there is sufficient closet space for two people although clothes hanging area is too high for anyone shorter than 5’-11”. Washer and dryer (yes, a separate dryer!) worked perfectly. The weather was unusually damp and cool while we were there and we used the heating which worked perfectly. The building is on an uphill incline - a bit tiring for us (mid 70’s) but after a few days we got used to it. As a side note , the area described as a outdoor patio is very small, gets no sunlight, and is probably best for smokers who want to grab a quick smoke without leaving the apartment. Gianluca is a tremendous asset as he was quickly available to help with minor problems or to provide local information. We enjoyed our stay and would definitely rent again when in Rome.

We have been staying in various rentals of this type for 8 of the last 12 months. This one rates in the top three. It was well located, perfectly stocked, immaculate, included thoughtful touches (books, maps, coffee maker that was easy to use, user manuals for appliances, shelving in bathroom for personal items, etc.). Unlike many places, the seating was comfortable and all of the furnishings were comfortable and not third or fourth hand. The greeter was perfect in explaining everything about the apartment and cheerfully returned to help with a wifi problem. We loved your place and would recommend it. Thanks for the thoughtful touches throughout. We never review places we have stayed, it is our pleasure to do so this time.

As Americans, this was our first introduction to Italy and we could not have asked for a better city to visit and place to stay. The apartment is in a great location! We could walk to the Colosseum, the Spanish steps, and the Trevi fountain with ease! We loved to stay in the historical centre and being able to rest in an apartment recently renovated and stunning on the inside. The living room was spacious and comfortable and we were pleasantly surprised to find that the kitchen was equipped to fulfil all our cooking needs (and we even had a special separate wine fridge!). The air conditioning was wonderful especially since the weather outside was quite hot. Even though it was just my wife and I, between the living room and the two bedrooms we could easily fit four people comfortably… Rome is a beautiful city and Sabini Sistina the perfect apartment where to stay!

Our stay in Rome was so wonderful!! The city’s vibe is unique and it was made all the better by the amazing Sabini Sistina apartment. Honestly, it is so rare to find such a high-spec apartment in the middle of Rome, with all of Rome’s major landmarks within walking distance. Not only that, but the apartment is somehow completely soundproof!! So while we felt we were so close to everything, we literally couldn’t hear any noise from the hustle bustle of the street outside – the perfect haven. It came well-equipped with washing-machine and dryer, which we made use of without any problems, and the kitchen came fully-equipped too. Would highly recommend!!

Staying near the Spanish Steps, and coincidentally near many of Rome’s most famous attractions, was my best option for a brief visit to the capital city. However, I was greeted by far more than just a desirable neighborhood when I arrived at the Sabini Sistina apartment. Natural lighting, cozy but modern furniture, and a traditional Italian terrace provided the European elegance I love without the touristic hotel feel. The simple pleasures of home, like a clothes washer and dryer, full kitchen, and luscious L-shaped sofa, truly made me feel like a local in a city that steals a bigger piece of my heart every time I visit. I especially enjoyed perusing the provided set of Rome guidebooks with my morning espresso on the interior terrace.

Our apartment seemed newly renovated , nice kitchen if you like to cook, washer and dryer came in handy, living room dining room were very spacious. Some things that surprised us.. the showers were small. We are very average size folks, not to big not to tall and we had difficulty with it. No shelf to place soap or shampoo and so small you needed to step out to dry yourself. One last thing that was frustrating is they has an American style coffee pot, but good luck finding filters. We loved the location, close to all the great attractions and of course all the great shopping around the Spanish Steps. We also had two great restaurants directly across the street. Italy Perfect was very responsive to a call about the hot water and fixed a shower head quickly. [Thank you so much for your kind review. Gian Luca was extremely helpful during our stay, the odd time we contacted him our call was promptly returned. Stephano, our Italy Perfect recommended driver was excellent. Sabini apartment was beautifully appointed and clean plus being very central for our tours. We did enjoy our stay. The only negative, was the shower for the main bedroom. I am only 70kgs, to have a shower one had to be a contortionist, it was so so small. The 'fix' would be to convert the whole room to a shower and use the washbasin in the adjoining toilet. We used the shower in the second bedroom. Overall I would certainly recommend Italy Perfect. [We are so happy you enjoyed the Sabini Sistina apartment and your time in Rome. Our stay in the Sabini Sistina in Rome was perfect for our family. The apartment was beautiful and located in a great location, just a block from the Spanish Steps, fantastic restaurants and wonderful shopping. There was a small market just outside the front door for quick supplies or a larger market less than a 5 minute walk. The apartment had central air conditioning which was ideal due to the high temperatures we experienced in July. At the end of a full day of sightseeing, it was great to be able to come back to a spacious and cool apartment where everyone could retreat to their own private space for some down time. It was also great to have a washer/dryer in the apartment to be able to wash a few essentials after traveling for a couple of weeks. We found this apartment very comfortable for the two of us, and an excellent location to walk just about anywhere in Rome. Very close to Spanish Steps area and to the Trevi Fountain. If we didn't feel like walking too far, or if it was raining, there were two cab stands close by. Also some great restaurants, especially Vineria Chianti (not far from Trevi Fountain) and Alla Rampa (near Spanish Steps). The downside of the great location meant that there were also huge crowds of tourists nearby. The apartment would be a tight fit, I think, for more than three. The single bed in the small bedroom was firm. Having two bathrooms was a plus for us. My husband used the second bedroom as his dressing room. The kitchen was small and useful. The air conditioning and HD flat screen TVs were big pluses. The "terrace" wasn't much use to us. Both showers were quite small Gian Luca was most helpful, came by several times to help us out with various small things, and saved our bacon when we inadvertently walked out of the apartment leaving both our keys inside. Also, the car service with Stefano was excellent. Overall, we were quite comfortable in the Sabini apartment. We've used Italy Perfect before, and would definitely use it again. [Thank you Lynn! Those viewing the Sabini apartment in Rome on the website should have no fears that any of the details shown will be any different than when they walk in for their arrival. Your stay will be comfortable and you will enjoy this apartment. After six nights in Sabini here is our review expressed in positives and comments reflecting what we experienced: Positives: Both Italy Perfect and your local greeter provide plenty of support before and during your visit. You always have someone to call and get action on any issue. We had no issues (read: no problems or malfunctions or disappointments). If we had we know they would have done their best and would have been taken care of any issue. Check-in and check-out were easy. We will rent from this agency again. Sabini is a renovated apartment in a very old building but you'd never know you are in an old building. Water pressure is excellent. Plumbing fixtures are excellent. Appliances are excellent. HVAC is excellent. TV, WiFi-the same. Everything works-just follow the directions. The washer and dryer were a big help to us. The windows to the street are double or triple paned. There is virtually no street noise except in the living room facing the street and even then it is minimal. The location is excellent. We were interested in restaurants and shopping along with the many treasures of Rome. Cab drivers all know where "Capo le Case" is. A supermarket with EVERYTHING (Coop) is not far away. To be near the Spanish Steps and in a fashionable district is was what we wanted. We got know everything in Rome east of the Tiber very well. We loved that. Comments: Make sure you know in advance who is going to sleep where. We were three adults and all of us need our own bed. We had to make use of the futon-couch in the front room; not ideal but very usable. Sabini is best for a family with younger kids-they can take the bunk beds and mom and dad are in the queen bed. Make sure you realize since you are on vacation or in Rome for work you fully realize you are staying in an "unserviced" apartment. There are many chores to do; there are no maids. There are appliances to run. There is garbage to take out. You need to pick up after yourselves to enjoy this place. It's like being at home in this respect. The showers are TINY and there is no place to put soap or shampoo. Our last comment is a suggestion. Read everything in advance and in detail. You have responsibilities and you have to prepare for staying here and while you are here. Once here, listen and follow directions for the proper use of everything in the apartment. My family (my wife and one daughter and son stayed alternately) stayed here for 4 weeks as a pied a terre for seeing Italy. Great location - close to the Spanish steps and Rome's central park (Villa Borghese), the main shopping district and many of the prime attractions - the subway is about a 5 minute walk and it's about 10 minutes to Rome's grand central station - Termini - useful if one is going for short stays in say Florence, Venice etc. The primary draw for us was the A/C and the location. Wi-fi was decent (another factor). Cooking facilities fine, bathrooms fine (my wife had hoped for a bath rather than 2 showers though), bedding fine. For an extended stay the presence of a supermarket about a block and a half away was greatly appreciated. For those North Americans who may periodically want some culinary diversion beyond great pasta dishes there's a good Chinese restaurant opposite the site, an American "T-Bone" restaurant around the corner and a McDonald's about a block away on the way to the Spanish Steps.[Thanks so much, Ian. My husband and I have never rented an apartment while abroad. We were a little apprehensive because we were used to all of the hotel amenities, but quite frankly spending 8 nights in a 250 sq. ft hotel room wasn't appealing. We knew we wouldn't cook, but we liked the idea of so much more space. But...Should we have been so inclined, we would have been able to use the kitchen, cook full meals and enjoy the wonderful amenities of this apartment. We did, however, love the little bistro across the street and made friends with everyone, and it became our "hotel bar". We are very happy we chose to go this route. The location is wonderful, and I can't say enough about the interaction with Pat. She was so responsive when I inquired about the rental and was very good about communication. Italy Perfect is so organized, and I would highly recommend using them even if you don't rent this specific apartment. I travel to London and Paris often and will look to them to assist me in these cities as well.

Our host was M. Gian Luca and he was very good. He was waiting for us and showed us everything there was to know about the app. He also gave us his phone number in case we needed anything. The app. was perfect. Clean, spacious and with everything we needed. The location was great. We were at walking distance of many interesting places and the metro was very close by. The only down side is that beeing Canadian with the exchange rate on our dollar it was quite expensive. Approximately 560 $ per day at canadian value. But, since we were 4 and had plenty of room and a very good time, it was worth it. The apartment was perfect for our stay. The location is phenomenal; a 20 min or less walk to all the main attractions in Rome but still on a quieter street. The immediate area offers the Spanish steps, Trevi fountain and world class shopping. There are tons of little streets with interesting restaurants and boutiques. We discovered the restaurant Dilla on nearby Via Vittoria and really enjoyed it. The apartment's interior is lovely and great for kids with black leather, white tile and stainless steel. We felt at home immediately. We used Stefano Car Service as recommended by ItalyPerfect and it was great. Our driver was waiting with a sign with our name at the airport so it was incredibly efficient. He was also able to call our greeter for us. The whole system was really efficient. I've already recommended ItalyPerfect to friends.

Our family of four had a wonderful stay in this apartment. It is very comfortable and well appointed. The apartment is also very spacious. If you are traveling with kids or want to pack light one of the greatest features is the full size washer and separate full size dryer! The grocery store is just a couple blocks away. Accommodations are very good. A second bedroom rather than the bunk beds would have been better for us but we knew that beforehand. The neighborhood is very pleasant area indeed. Relatively quiet. We did not eat in any expensive restaurants but rather in pizzerias etc. near the Closseum, Vatican, Pizza Navona. Lots of fun. We would definitely recommendation Italy Perfect to a friend. We really enjoyed our stay in Rome and a lot of it was due to the apartment. Being close to the Spanish Steps and the metro line there was helpful. We explored much of the city by taking the metro to our destination and then walking back to the apartment. The family room was great to unwind after a busy day and we enjoyed shopping and cooking meals. We had some initial problems with the WiFi but those were worked through and the connectivity was convenient. If we return to Rome, we'll seek this apartment out again. Grazie! What a wonderful apartment! The accommodations were just as pictured. Beautiful and clean. We did have a problem with the hot water tank tripping but with instruction from the property manager, we were able to get it turned on again. The apartment was a few blocks away from the Spanish Steps and within walking distance to all the major sites. Wonderful restaurants just across the street- Enosteria Urban Farm and Sofia. We would highly recommend Italy Perfect and the Sabini Apartment.

From the time you close the main door below, and the time you stepped inside Sabini Apartment ( one floor up)you feel secured and assured of a quiet and restful retreat. The apartment is well appointed. And the living room and dining is spacious . A group of up to 10people can comfortably seat and will not feel cramped. It is very convenient to all kinds of transport. And easy walking distance to the Spanish steps, Trevi Fountain and Piazza Venezia . If you don't have time to cook and would rather order food to go, in front of the main door below is a Chinese restaurant. Grocery is 2 blocks away. Bring an empty luggage with wheels if you mind carrying heavy load going back an uphill walk. One thing though about the greeter Rosie, the one person whom you are suppose to find help when something goes wrong, is that, she will not reply to your calls nor even acknowledge your missed calls. I called her four times when the stove turned off in the middle of cooking breakfast. Until I figured our that the circuit breaker tripped. That is if you use the stove and kettle together. What if other urgent concerns happens and you have no one to call to for help? Other than the thing about Rosie, our stay in Sabini was overall a pleasant and memorable one. Pat referred us to Stefano for pick-up and drop off to the airport. He and his friend Marco did a great job. Marco waited 3 hrs when upon arrival 3 of our luggages were lost, only to find later that they were loaded on a different plane. We hired Stefano's van going to Florence. It was the most relaxing and convenient way to explore Florence with your own driver. Stefano is very professional, considerate and knowledgeable about places to see and visit in Italy. I would readily recommend him to friends. Last but not the least, Ms.Pat, when I called her the first time, she made it very easy for me to choose which apartment is appropriate and promptly followed up and replied to all my queries just a few hours after i emailed her. Excellent guest service! To Italy Perfect, thank you for making our "Roman Holiday" the best alternative to cramped space in a hotel for the same value. Thank you for your kind review. Just returned from a dream vacation to Rome. We had such an incredible apartment that suited all of our needs for our family of 5. The location couldn't be better. All the main attractions are within walking distance. The bus stop was 3 minutes away but we enjoyed walking to the Spanish Steps, Trevi Fountain, Pantheon, and Greggory's Jazz Bar, etc. Our greeter Rosie was lovely and delightful and always available when we called. The apartment was very clean and had a full kitchen and washer and dryer. One of the best restaurants (Sofia's) was located right across the street. Rosie was most informative with places to go on the map and good places to eat. It does not get any better than this. We will definitely recommend this place to our family and friends.

Four of us stayed for 2 weeks and loved our location. We were there for New Years Eve and walked to all the festivities and watched the fireworks from the Spanish Steps. The apartment had everything the website said but the TV didn't work in the main living room and the only English channel was BBC World news. The DVD player only takes Italian DVD's. The apartment is in an amazing location, right next to the Spanish steps and was very comfortable. We would recommend it and would recommend Italy Perfect.  We are pleased this guest enjoyed the comfort of the apartment and excellent location. As this guest is aware, the receiver in the living room broke during their stay but the TV in the bedroom worked fine, so they were never without TV. The technician was able to switch the receiver from the bedroom on Christmas Eve for them so that they could use the living room TV.  We are sorry they couldn't figure out how to work it as it does get more than just BBC in English. The DVD player works with European zone DVD's as stated on the website information this guest unfortunately overlooked before reserving.

The caretaker was very prompt in answering all questions and could not be more helpful. 2 generously sized bedrooms, 1 with bunk beds, and very quiet in the evening. Our stay at the Sabini was the perfect base from which to explore Rome with our children. The apartment more than comfortably accomodated our party of 6, which included a grandparent, parents and children. The kids loved the bunk bed! The kitchen was top notch and made it easy to prepare a quick meal, when we weren't eating at one of the many nearby restaurants. The location by the Spanish Steps was just perfect with sightseeing, shopping and gastronomy on our doorstep. The service provided by Italyperfect was extremely professional. Rosie, the greeter, was so helpful in explaining the details of the apartment and the local amenities. Also, the Greycar service recommended by Italyperfect, was excellent. Stefano, the driver, picked us up from the airport and took us on a day trip to Pompei and Naples. The latter was a day all 3 generations thoroughly enjoyed. I hope my wish to revisit this pied a terre in Rome will come true!

We had an incredible trip to Italy.  Many, many thanks to Italy Perfect for all of your advice and information on preparing for the trip.  You prepared us for using appliances, document prep, contact information, sites and restaurants to visit, and so forth.  The Sabini apartment exceeded our expectations.  Rosie, our greeter, was prompt, helpful and very friendly.  The apartment was exceptionally clean, perfect for a family of 5, and more importantly, it was located close to so many special sites.  We loved walking and shopping near the Spanish Steps and running through the Borghese Gardens.  The children's favorite meal of the entire trip was purchasing fresh pasta around the corner at the Mercato and cooking it in the apartment!  The apartment offered a lovely respite from an active day in and around the city.  There were opera singers performing just about every night across the street, to boot.  Thank you for your prompt attention and definitely for the trip preparation as it was our first trip abroad.

Our group thoroughly enjoyed our week in Rome. The Sabini was perfectly located being just a couple of blocks from the Spanish Steps and Trevi Fountain. The size of the apartment was great - especially the fact that there were two bathrooms! Rosie, our greeter, was very nice. In fact, she knew she was going to be a little late in meeting us at the appointed time so sent a friend along to let us in to the apartment.Everthing went very smoothly regarding the initial meeting. The other item I would suggest if you are looking for a great dinner is the restaurant at the top of the Spanish Steps. We had a special dinner there to celebrate my Mom's 75th Birthday and they were great.Even made her a birthday cake.The name of the restaurant: Trinita' De Monti Ristorante. We had a great time during our stay. The only recommendation that I would make is to have a guest book in each of your apartments.When we used the Paris Perfect site a couple of years back there was a guest book. The group I was with enjoyed very much reading the notes from the past guests. I think Italy Perfect guests would enjoy the same. Thank you for a "Perfect" stay in Rome! Great location, clean, spacious, and nicely furnished apartment that matched the online description exactly. The greeter, Rosie, was lovely. Beds were comfortable, there was plenty of room for our clothes and other stuff. We were able to spread out and enjoy our home away from home - parents and teenage daughter each had the necessary space. We didn't use the kitchen beyond simple snacks and breakfasts.Appliances (dishwasher, washer, dryer) all worked well. There are ample guidebooks that we used as well as our own. The showers/bathrooms are much smaller than us, so if that's an issue for you, be aware. They are typical size for Italy. Water pressure was excellent and there was always hot water. The apartment is an easy flight of stairs up from street level. We recommend the restaurant right across the street - Sofia's. The amatriciana is delicious! Pizza Ciro right down the street on Via de Mercede is a convenient pizza place. The grocery store is an easy walk, and there is another wonderful retaurant called That's amore right next to the Despar (grocery store). Gregory's Jazz Bar is a 30-second walk from the front door and offers live music at night beginning at 10:30. We walked everywhere as the apartment is very centrally located. There are two metro stops very close that we did use one day. Pat at Italy Perfect was incredibly helpful and supportive, especially when my computer "ate" all my previous emails and I'd lost all the necessary information! The driver she recommends, Stefano, was prompt, friendly, and courteous. Although you can take the train from FCO airport into Rome, the convenience of a driver can't be overstated. Rome was clean, safe, and gorgeous. Learn a few key phrases and you'll have no problems at all. Sabini was a wonderful home away from home. We would stay there again, and we would definitely choose Pat's company for future travel!

The apartment had the 'wow' factor - it was beautifully appointed with all the modern conveniences, yet situated in an old established building minutes from the Spanish Steps. The kids (14yrs & 11yrs) loved the bunks and had their own bathroom facilities. The cooking facilities were all there but there were good restaurant options (which we used) close by. We walked everywhere from the apartment (no public transport needed) and it was great to come 'home' and relax in such comfortable and well appointed surroundings. Rosie the 'greeter' was wonderfully helpful and the availability of Stefano (the driver) made life very easy indeed. Would (and, indeed, have) unreservedly recommend this apartment to friends and colleagues and would return tomorrow, myself, .... if that was an option!

I've already been having friends ask me about referrals from our trip, and I will absolutely give them the contact info. for Italy Perfect.  Out of 9 rentals (only 2 were hotels) the rental process was the easiest (no faxes, wires, ignored emails, etc.) with your company, and I am SO glad yours was our first place!  It was also our first trip to Europe, and your written travel guides, driver recommendation, Rosie the greeter, and the apartment being as great as pictured, all saved us a TON of stress!  Believe it or not, we were happy with all 9 places, but their rental processes were more difficult, including the hotels!  We will definitely be back someday to Italy, and will be in touch.

I stayed here with my husband and 3 year old for a week in December 2012. Pros: fantastic location. We walked everywhere from there - even the vatican probably took 30mins to the vactican, but all others places were easy (spanish steps less than 5; trevi fountain 10mins; piazza navrona 15 mins). So were were close to everything, but it was a little bit quieter and seemed further away from everything, which was great at the end of the day. The apartment - was clean and modern, with full easy to use kitchen, dryer and washing machine - which was great when travelling with a child. All in all a good little apartment, and would recommend it. The apartment is also only one short flight of stairs from the entry foyer Italy Perfect - have been great to deal with from booking; to arriving; to after service (gave them some feedback re towels; kitchen (see below) - would recommend them. We also used paris perfect and they were great too. Tips: you need to ask for extra towels - we didn't know we had to ask for additional towels, so only got one each, which wasn't great, but apparently you can ask for additional towels when you book. - check want utensils are in the kitchen before you shop if you are going to cook. I made assumptions abut some basics, which weren't there. I have mentioned these to italy perfect. - you are provided an electricity allowance, which I wasn't aware of. We used the dryer and washing machine a couple of times and didn't use this allowance up. so was more than adequate. - the second bedroom does not have hanging space - the main bedroom has a huge cupboard, so was not a problem. - bathroom sizes - clean, great water pressure. I don't wish to offend anyone, but if you are obese you may have difficulty fitting into the showers. They were more than big enough for me and my husband (I consider us normal size - size 12; size 34 waist), but we couldn't help thinking that if a couple of friends of ours had joined us, which they were originally planning to do, they would not have fit in the showers (these friends are obese), Don't wish to offend, I just wanted to provide this tip so people would not be disappointed. Thank you for being our valued guest. We are happy you liked the great location, the apartment and our service. Your Reservation Agreement and Confirmation documents indicated that one set of towels per person is provided. We are sorry you didn't order extra sets of towels; we asked several times that you complete the Arrival Checklist where the Extra Towels option was offered, unfortunately you didn't request any. The shower boxes are standard Italian size, it is true that they would be a tight fit for someone who is obese. The owner has checked and found a colander and tongs  in the kitchen, maybe you missed, sorry, they were probably not in a place you expected. There is a full height closet for the small bedroom, right outside it. The information about the utility allowance was provided to you in many ways: on the Sabini webpage under both the Details tab and the Price tab, your Reservation Agreement, the Arrival Instructions and the Italy Perfect Vacation Rental Manual you received. It was a wonderful location, central to everything. A comfortable apartment with excellent amenities . Plenty of guide books on site. On the downside, the bunk beds were uncomfortable and we had to pay extra if we wished to use air conditioning or a long cycle on the washing machine. [We are very sorry the guests thought they had to pay extra to use a/c or the washer. The policy on this apartment (written on the web page, the contract, and in the welcome document) is that there is a baseline of utilities included, 15kwh/day, that should allow some air conditioning when needed as well as running washing machine on any cycle they want a few times during the stay. It probably wouldn’t be enough to run the air conditioning all day, but I think it is unlikely they would need it all day or at night in October.]

It was exactly as displayed in your ad.The location was great.5 minute walk to metro and Spanish Steps, 5-10 minutes to Trevi Fountain.Restaurants everywhere.Our greeter was on call if we needed her, which we did one time and she was very responsive. The a/c felt wonderful and cooled the place down very quickly which was great because we had 90 degree weather in July. I would recommend using Italy Perfect because it took a lot of the guess work out of everything.The information which we received on phones, utilities, restaurants, tours, etc.was so informative.I was originally going to use VRBO or HomeAway, but was concerned about whether I was legitimately renting something that would be there since I was in a foreign country and have heard of scams happening to others. I would definitely recommend Italy Perfect and will use your company again on my next trip to Italy which I hope will be within the next year or two.

Our family spent 4 nights at the Sabini in July 2012. Rome was so busy, and very hot: we loved having a convenient city oasis. Plenty of stylish space for our family, including a separate bathroom for the kids (a real plus). The windows must be fairly new - no street noise at all when closed. Streamlined, sleek new kitchen with basic cooking gear & a very large refrigerator. Comfortable living dining room with plenty of seating for our family. The apartment is well located on a quieter street just a block from the very busy Spanish steps and an easy walk to the metro. Right across the street is a bar/tabac for your morning coffee, plus a nice restaurant for supper. Many many shops and restaurants in a 5 minute stroll from the apartment - it was hard to decide where to eat! We walked all over, and used the metro to get out to the Colosseum and Vatican City. The apartment had lots of guidebooks and maps too, supplementing our own. It was easy meeting our greeter, Rosie, and she did a great job of showing us how all the appliances work. We would definitely use Italy Perfect again and recommend it to friends as well.

Centrally located, this charming two bedroom apartment exceeded our expectations by far. Traveling overseas with two children ages 5 and 8 is not always easy and this spacious apartment provided us with everything we could possibly need. Apartment Sabini, is located just minutes away from the Spanish Steps, upscale shops, taxi cab stand, two supermarkets, and many wonderful restaurants making our stay a memorable one. Additionally, we were able to sleep comfortably during the hot summer heat wave with the air condition. Lastly, Pat Byrne, owner of Italy Perfect, provided us with incredibly detailed information on Rome -- restaurants, shops, sights, etc. She served as our personal concierg -- she isincredibly detail oriented and responded to all my inquiries in a very timely manner. We will certainly choose to stay in apartment Sabini and use Italy Perfect again for future visits!!!

The Sabini apartment was perfect for our stay in Rome. The location was terrific, with restaurants, coffee bars, and gelato close by. The Spanish Steps is just a few blocks away, where you can pick up a taxi for a short ride to other parts of town. The apartment itself was very clean and safe. The beds were very comfortable. Having a clothes washer and dryer was important, as well as a nice kitchen for breakfast prep. The greeter was very helpful. Overall, a great place to stay. We would definitely stay there again.

We wanted to let you know that we LOVED the Sabini apartment in Rome and our experience in Rome in general. Rosie was great! She was punctual for arrival and departure, and was available to us when we called with questions during our stay. Stephano the driver was also excellent ... on time and very helpful and friendly. The apartment/location was fantastic. You should know that a great little restaurant called, "Sophia" just opened about 3 months ago just across the street from Sabini and it was a great restaurant. We highly recommend it. Thanks for a great stay in Rome, we'll definitely request Sabini and Rosie again next time we visit.

What a wonderful apartment.  What a wonderful vacation.  Roma is WOW and the apartment is VERY centrally located just around the corner from the Spanish Steps, blocks from the Trevi Fountain and the Pantheon and much more. The La Spagna neighborhood was great as it offered wonderful shopping, sightseeing and great food.  The apartment not only had great access in the neighborhood to wonderful salumeria shops with cheese, meats, breads, olive oils, etc. (all around the designer shops at the base of the Steps) but also has two Despar grocery stores two block away in two different directions. We actually never took the metro system once while we were in Rome.  We either walked or caught a cab and had the best luck catching a cab just two blocks south of our apartment on our own street.  Never looked for a cab and did not find one.  Also, cabs seemed the best route as we were a party of 3 and each ride averaged 6-8 Euro. The apartment's kitchen was a highlight of our stay as it encompasses the entire wall of the main hallway that runs from the interior to the exterior of the building/apartment.  We were three adults in this unit and we never were stepping over each other in the apartment.  The roominess of the hallway vs. a galley kitchen was perfect for us. And... the fixtures were top notch (wine refrigerator, refrigerator/freezer, stove, oven/microwave/convection.  So much fun picking up local cuisine at a salumeria or at the markets in the Piazza Campo di Fiori and snacking in the evening. Also, it is a joy to have two bathrooms, both perfectly modern and pristine.  No complaints about this property at all.  You get what you paid for and this place was great!

This property sports a clean modern look, very much a study in black and white. The polished white stone floor and the white painted walls set off the modern and comfortable furniture. Everything seems fairly new. The corridor kitchen is all bright metal and new appliances. You will probably find yourself sliding back and forth as the fridge is at one end, and the sink at the other. Everything works well. Unusual to have a dryer in Rome. Remember to empty the tank! (Previous users had not.) Also unusual to have a wireless printer. Via Capo Le Case is fairly noisy, but you do not hear anything in the bedrooms. The courtyard windows help with air circulation. The court is small, but very nice to have. This apartment is well-situated, there are many restaurants in the immediate area, you are only a 5 minute walk to Piazza de Spagna or Piazza Barberini. Italy Perfect has always been a dependable choice for Rome and elsewhere in Italy-- this was my fifth stay with them.

The accommodation was modern and very clean. Ensuite bathroom to the main bedroom a little small but overall it was a comfortable apartment. Location was central and easy walking distance to the Spanish Steps and the train. Our greeter Rosie was friendly and willing to meet us earlier than we had previously arranged giving us tips on nearby supermarkets and other amenities.

My family and I stayed at the Sabini apartment over the Easter Holiday. It was wonderful. The apartment was modern, sparkling clean and had everything you would need. There were also helpful suggestions and instructions all written in english. It was in a great location -- we walked everywhere. It was also very close to the metro, which we used all the time. We got a weekly pass for the metro and it worked out great. The street had some action, but as soon as you closed the windows in the living room, it was extremely quiet. There was a nice grocery store around the corner, as well as a terrific place to get cappuccino,espresso,and snacks on the next street called "Trinita Bar". They were so nice there and remembered us and what we ordered from the first time we went in -- it's right near the Trinita Church. Pat Byrnes from Italy Perfect recommended a driver, and Stefano was right there when we got off the plane with my name. When he took us back to the airport, he was punctual. Also, our greeter was waiting for us outside the apartment when we arrived and she showed us everything in the apartment. She was wonderful. Also, the rental company we used -- Italy Perfect -- was very professional. Pat Byrnes was very efficient and helpful. You should feel very comfortable renting from this company. I couldn't have had a better time in Rome. We will definitely stay at the Sabini apartment again if I am ever lucky enough to go back to Rome.

We enjoyed a truly fantastic weekend at the "Sabini". The location could not be more perfect and although very close to many of Rome’s delightful attractions the apartment also has a peaceful serenity that allows for privacy and relaxation. The apartment is beautifully furnished with all modern conveniences and is spacious and impeccably clean. It made our break all the more special and comfortable and we would have no hesitation at all in renting the apartment again and recommending it (as we have already done) to friends and family. We absolutely loved our stay at Sabini. The location is perfect, just a few moments walk to the Spanish Steps and VIa Condoti and the feel of being in the middle of it all with the convenience of "living like a local." As we spent our days touring Rome the idea of coming back to our special spot in the city really was like coming home each day. The furnishings are top notch and clean and the small details like ,guide books for guests, really set this place apart. We've travelled to Rome many times and have stayed in other owner rented properties but feel as if we've found our new home in Rome.

If you are looking for a deluxe home away from home, this is the place for you.  A two-minute walk to the Spanish Steps and completely renovated in a contemporary style to a very high standard, it just doesn’t get any better than this.  We had a wonderful stay here; the apartment is laid out beautifully, the beds extremely comfortable and the owner has ensured your every need is taken care of!  There are plenty of maps, books, shopping and restaurant recommendations all within a 10-minute (walking) radius.   We felt like locals with our very own ‘pied-a-terre’ in Rome and can’t wait to go back.

Spanish Steps (3 mins Walking)
One of the most famous piazzas in the world with the beautiful steps rising from the Barcaccia ("bad boat") fountain to the Trinita dei Monti church. Neighborhood for designer shopping and people-watching.
Trevi Fountain (5 mins Walking)
Beautiful Baroque fountain, the largest in Rome, a city of fountains. Here is where you throw 3 coins over your shoulder to ensure you will return to Rome.
Via Veneto (6 mins Walking)
Famous, elegant and historic street in Rome. Starts at the Roman wall and ends in Piazza Barberini with its famous fountains. The central location for Fellini's La Dolce Vita film.
Pantheon (13 mins Walking)
Must-visit. This temple to all the gods (pan-theon in Greek) breathes history starting with its architecture from 2000 years ago. It is the only complete monument from Roman times. Built of concrete, the hemispherical roof is of one piece with its hole in the center.
St. Peter's Basilica (13 via Taxi mins Walking)
One of the holiest catholic churches, the church of the Pope. It is very large and filled with inspiring and beautiful art and areas. A tour is recommended.
Vatican Museums (13 via Taxi mins Walking)
The incomparable art collections of the Popes over the centuries. Unique and historically significant places such as the Sistine Chapel. Tour guide and early arrival are recommended.
Capitoline Hill (17 mins Walking)
The Campidoglio, the smallest and most fabled of the seven hills of Rome. The ancient temples have given way to a beautiful piazza, palazzos and majestic stairs designed by Michelangelo. Dramatic statue of Marcus Aurelius. Small and important museum. Tarpeian Rock in Roman times.
Piazza Venezia (17 mins Walking)
Center of Roman power, monuments and traffic. Reigned over by the Victor Emmanuel monument to the first King of Italy, called the "wedding cake" it leads to the great shopping of the Corso, the ancient Piazza Campidoglio, and to the grand street along the Roman Forums to the Coliseum.
Piazza Navona (19 mins Walking)
Iconic piazza of Rome where Romans once raced their chariots. Three beautiful fountains the chief being the Fountain of the Four rivers. Enjoy street musicians and small vendors. Great place to hang out, dine and have a gelato.
Campo de' Fiori (22 mins Walking)
Large, central piazza with famous and picturesque daily open-air farmer's market, surrounded by restaurants. Famous statue of philosopher Giordano Bruno burned here for heresy. Young folks gather here in the evenings. Thick with history and in the heart of the city.
